The hardest-working concrete on the property

Front steps take everything at once: the salt you spread by hand, the water off the roof, exposed edges on every side for freeze-thaw to work, and daily foot traffic on top. East York and Scarborough add another factor, porches poured in the forties, fifties and sixties, now sixty-plus winters into that treatment on original material.

Most of what results is repairable. Spalled treads, broken nosings and crumbled corners are edge and surface failures on structures that are usually still sound underneath, and rebuilding them properly restores safety and appearance for a fraction of a teardown. But porches are also where the difference between a patch and a system shows up fastest, because a patched step that never gets finished or sealed hands the salt a fresh surface to start on.

The rebar clock

One mechanism decides how urgent your porch is, so it's worth understanding plainly.

The steel inside your steps is protected by the concrete around it, until salt and water get through the surface. Chlorides reach the steel, the steel corrodes, and corroding steel expands hard against the concrete enclosing it. That pressure is what pops concrete off in sheets and chunks, which is why a porch that showed “a bit of flaking” one autumn can be missing a fist-sized corner by spring.

Each stage runs faster than the last. At the surface-damage stage, repair is straightforward. Once the steel is involved, the scope grows: removal back to clean material, steel treatment or replacement, full rebuild of the section. Rusty staining or visible metal on your steps means the clock has started, not a scare line, just the mechanism.

The order of operations

How we rebuild front steps, step by step.

All four frames are the same Toronto stair, photographed through the rebuild, the job you can drag through above. Most repairs stop short of step two, but the order never changes, and skipping a stage is how steps come back.

    Remove to sound concrete

    Deteriorated material comes off back to genuinely sound concrete. A repair bonded to crumbling substrate fails no matter what it is made of.

    Excavate & build the base

    Where the structure itself has gone, we dig out and rebuild on compacted clear stone with rigid insulation, the part nobody sees, and the reason it stays level.

    Form & reinforce

    Forms set to the riser heights that were there, a tied rebar mat through stair and landing, and the pour placed as one continuous unit so there is no cold joint to split later.

    Finish & protect

    The step most repairs skip. Broom-finished here for winter grip; sealing, resurfacing or a full flake system are priced as options in your scope so you choose the level, not us.

When rebuilding beats repairing

Structures that have settled or tilted from footing failure. Reinforcement corroded through most of the porch. Construction that was inadequate the day it was poured. Or a repair history that keeps returning. Older east-end homes carry one more consideration: some porches sit under heritage designation, which can bring permit requirements, we flag it during the assessment, not after you've committed.

A word on safety, without the theatre: broken nosings and settled treads are trip hazards for everyone who visits your door, and uneven riser heights are the specific hazard, because people climb stairs by rhythm, not by looking. It's the practical reason porch work is the job people regret deferring.

What it costs

Priced to the porch, not a flat rate.

No two porches price the same: a single crumbling step, a flight of four with side walls, and a full landing rebuild are different jobs. Your written estimate is itemized to your actual porch and split plainly, what must happen now and what can safely wait, and when the smaller job is what the concrete needs, the smaller job is what we quote.

What moves the number

How much concrete is actually gone
Two porches that look identical can need a corner rebuild or a full structural replacement. This is the single biggest swing.
Whether the steel is involved
Once corrosion has reached the rebar the scope grows: removal back to clean material, steel treatment or replacement.
Railings
Out and back in is routine. New steel or welding is scoped as its own visible line so you can see exactly what it is.
The finish you choose
Sealing, resurfacing and a full flake system are three different numbers, priced as options rather than assumed.
Access and disposal
A walk-up on a narrow city lot costs more to strip and haul than a suburban porch with a driveway beside it.

After the work

The job closes with a Condition Report, findings, what was removed and rebuilt, steel condition, materials, before/after photos, warranty terms, next inspection date, and the porch goes on a care schedule suited to its finish. Huge shout out to this company. Our concrete porch was showing significant wear and tear and we wanted to take action before a total rebuild would have been required. The team at Concrete Repair Plus was extremely patient, came to the house several times to provide a quote and share Graniflex samples, did fantastic work and (bonus) actually refused payment until every last touch up was complete on our newly finished porch (which looks amazing, BTW). We had spoken to other repair companies but did not love that they used "in-house" epoxy porch repair coatings for which we could not find industry info / reviews. Very happy we chose Concrete Repair Plus to refinish our porch with the Graniflex system, a well-known and very well reviewed product. Thank you!

I contacted Concrete Repair Plus a few weeks ago to tear-out and repour a concrete porch and steps leading up to the front of my house in North York. I contacted them after having an awful experience with a previous concrete contractor who took my deposit and strung me around for over a month, never to return. The level of care and respect I received from Concrete Repair Plus was incredible. After explaining the situation I was in, they sent me Nick and his crew (Jeremy and Milton) and told me I would be in good hands; they were absolutely right. Nick was so respectful; always taking the time to ensure he messaged me exactly when he was coming and what he'd be doing. He had a vision for how this job would look and made sure to include me in the planning of it come time for the formwork. Watching Nick work with Milton and Jeremy was really something. They paid attention to small details: perfect corners on the steps, a gentle slope to drain water away from the house, the first step that meets the driveway was deep enough to be paved around properly, the really nice full broom finish. The form work was done so meticulously, ensuring that the final product would be perfect. Milton and Jeremy always cleaned up at the end of every day, leaving the site looking better than when they arrived. And they were just such nice guys too. What more could I ask for? It's now been a couple of weeks since the job was finished and it looks fantastic. I couldn't be happier with the result! I'm looking forward to contacting them again for any future projects.

I recently had Concrete Repair Plus at my residence in Whitby to remove and replace the 66 year old garage floor. It was explained to me that it was not a good idea to grind and epoxy the floor but complete replacement was the way to go. The price was reasonable and the advice was excellent. Staff were on site had the floor removed and repoured the same day. The driveway was covered to prevent concrete spills/splashes. Saw cuts were completed next day. We are now in the process of covering the walls to clean it up. Definitely a five out of five and I would recommend you reach out for a quotation.

I had these guys out to my property in Bowmanville to do a complete garage floor replacement, and boy am I glad I did. They did an excellent job on the entire project and after one little hiccup they went WELL above and beyond to make sure I was satisfied with the final product. My polished concrete floor looks amazing. Never realized how much better polished concrete can look versus epoxy. I wouldn't hesitate to use Concrete Repair Plus if I ever have another concrete project again
