Concrete Restoration in Toronto & the GTA

Concrete restoration for condominiums, parking structures, commercial and institutional buildings across Toronto and the GTA: delaminated and spalled concrete removed and rebuilt, corroding steel treated, joints and membranes renewed, every stage photographed and reported for the engineer, the board and the insurer.

  • WSIB covered
  • $5M liability
  • Written warranty
  • Condition Report

Restoration aims to return a structure to its design life.

A patch fixes the concrete you can see failing. Restoration asks why it failed, finds everything else failing the same way, and rebuilds the structure so the cause is dealt with: chloride in the slab, steel corroding and expanding, water getting in at a joint or a failed membrane and reaching the reinforcement. Done properly, it is a sequence rather than a visit. Survey and sounding, removals to sound concrete, steel preparation and protection, the rebuild in compatible repair mortars, and then the protection system that keeps the water out so the cycle does not start again.

On condominium and commercial property that sequence is almost always written by a consulting engineer and funded from a reserve or a capital budget, which is why restoration work is tendered, phased and documented differently from a residential repair. Our part is to build the engineer’s scope exactly, to flag in writing whatever the opened-up concrete shows that the drawings did not, and to hand back a record that proves what was done, where, and with what.

A structural joint cut out and rebuilt in an operating facility, cordoned off to cure

The elements that fail, and the order they are dealt with.

Parking structures and ramps

Suspended slabs, ramps, columns and beams: delamination removed to sound concrete, steel cleaned and coated, structural repair mortar placed, traffic membrane and joints renewed. Phased so the garage keeps operating.

Balconies and slab edges

Edge and soffit spalls cut back, exposed reinforcement treated, the profile rebuilt, drainage and waterproofing restored, guard anchorage areas repaired so the rails bear on sound concrete.

Entrances, plazas and podium decks

The most salted, most trafficked and most visible concrete on a property, usually sitting over occupied space. Repaired, waterproofed under a traffic-bearing membrane and detailed at every drain and edge.

Loading docks and aprons

Impact-damaged edges, broken joints and worn slabs rebuilt in traffic-rated materials and sequenced around deliveries.

Walls, columns and stair towers

Spalled faces, cracked columns and deteriorated stair concrete rebuilt to the engineer’s detail, with the steel protected before it is covered.

Protection systems

Traffic coatings, sealers, joint seals and crack injection, specified to the exposure so the restored concrete stays restored. The step most often cut from a low bid.

From the engineer’s report to the closing file.

A restoration project starts before we arrive, with a condition survey, usually by the building’s engineer, that maps delamination, measures chloride depth and sets the repair quantities and details the work is tendered on. We price to that scope line by line, because the quantities in a restoration bid are estimates until the concrete is opened up, and a bid that is not itemized hides where the extras will come from.

On site the sequence is fixed: areas are marked out and sounded again, unsound concrete is removed to a square-cut edge and behind the steel where the engineer calls for it, the reinforcement is cleaned and protected, and the repair mortar is placed, cured and inspected before the protection system goes over it. Each repair location is photographed at each of those stages. Where the removals show more than the survey predicted, the change is reported in writing before the extra work is done, not discovered on the final invoice.

What the record holds

Before anything is covered

  • Marked-out and sounded repair areas
  • Removals to sound concrete, photographed
  • Reinforcement condition and treatment

At closing

  • Repair locations, quantities and materials
  • Membrane, joint and injection systems installed
  • Inspection and renewal dates for the protection system

Restoration costs less than waiting.

Reinforced concrete in a Toronto garage or on a Toronto balcony is attacked by de-icing salt every winter. Chloride works down to the steel over years, and once corrosion starts it is self-sustaining: the rust occupies more volume than the steel it came from, which cracks the concrete, which lets more water and salt in. The cost of dealing with that rises steeply at each stage, from a protection system over sound concrete, to localized repair, to major rehabilitation, to replacing the element.

That is why reserve fund studies schedule restoration rather than wait for it, and why the protection system is the part of the scope with the best return. Our condition reports are written to feed that planning: what was found, what was repaired, what was protected and when it should next be looked at, so the board or the owner can budget the next cycle instead of being surprised by it.

    Survey and scope

We walk the structure with the engineer’s report where one exists, sound the concrete, and confirm the repair quantities and details the price is built on.

  2. 2of 4

    Removals and steel

Unsound concrete removed to a square-cut edge and to sound substrate, reinforcement cleaned and protected, every location photographed before it is rebuilt.

  3. 3of 4

    Rebuild

Structural repair mortars placed to the engineer’s detail, cured and inspected, with any variation from the survey reported in writing as it is found.

  4. 4of 4

    Protect and record

Traffic membrane, joint seals, sealers or injection installed to the specification, then the closing report with locations, materials and the next inspection date.

Priced from a site assessment.

Commercial scopes vary too much to post a number that would mean anything. We assess the site, work to your engineer’s spec where one exists, and give you a written, itemized price.

Concrete restoration questions

Repair fixes a defect. Restoration deals with the cause across the whole element or structure and then protects it, so the deterioration stops rather than moves to the next spot. In practice a restoration project is engineer-specified, tendered on quantities, phased around an occupied building and closed with a full record, which is how boards and owners fund and audit it.

I contacted Concrete Repair Plus a few weeks ago to tear-out and repour a concrete porch and steps leading up to the front of my house in North York. I contacted them after having an awful experience with a previous concrete contractor who took my deposit and strung me around for over a month, never to return. The level of care and respect I received from Concrete Repair Plus was incredible. After explaining the situation I was in, they sent me Nick and his crew (Jeremy and Milton) and told me I would be in good hands; they were absolutely right. Nick was so respectful; always taking the time to ensure he messaged me exactly when he was coming and what he'd be doing. He had a vision for how this job would look and made sure to include me in the planning of it come time for the formwork. Watching Nick work with Milton and Jeremy was really something. They paid attention to small details: perfect corners on the steps, a gentle slope to drain water away from the house, the first step that meets the driveway was deep enough to be paved around properly, the really nice full broom finish. The form work was done so meticulously, ensuring that the final product would be perfect. Milton and Jeremy always cleaned up at the end of every day, leaving the site looking better than when they arrived. And they were just such nice guys too. What more could I ask for? It's now been a couple of weeks since the job was finished and it looks fantastic. I couldn't be happier with the result! I'm looking forward to contacting them again for any future projects.

Huge shout out to this company. Our concrete porch was showing significant wear and tear and we wanted to take action before a total rebuild would have been required. The team at Concrete Repair Plus was extremely patient, came to the house several times to provide a quote and share Graniflex samples, did fantastic work and (bonus) actually refused payment until every last touch up was complete on our newly finished porch (which looks amazing, BTW). We had spoken to other repair companies but did not love that they used "in-house" epoxy porch repair coatings for which we could not find industry info / reviews. Very happy we chose Concrete Repair Plus to refinish our porch with the Graniflex system, a well-known and very well reviewed product. Thank you!

We had our over 50 year old concrete garage pad removed and replaced by Concrete Repair Plus at our North York, Ontario home. Our old concrete floor had deteriorated and had potholes, and it was too far gone to just resurface. The crew came on time, worked hard all day and completed the job in a timely, thorough and professional manner. They obviously took great pride in their work and showed care and attention to detail. They made sure all our concerns were addressed and resolved. We had them apply an epoxy coating a month later when the concrete had cured, and our garage now looks fantastic! We highly recommend Concrete Repair Plus for reasonable pricing, and for exceptional quality of work.

I recently had Concrete Repair Plus at my residence in Whitby to remove and replace the 66 year old garage floor. It was explained to me that it was not a good idea to grind and epoxy the floor but complete replacement was the way to go. The price was reasonable and the advice was excellent. Staff were on site had the floor removed and repoured the same day. The driveway was covered to prevent concrete spills/splashes. Saw cuts were completed next day. We are now in the process of covering the walls to clean it up. Definitely a five out of five and I would recommend you reach out for a quotation.

Excellent experience with Concrete Repair Plus! They removed the old concrete jewel stone finish from our porch and applied a Graniflex System, and the results look fantastic. The crew was professional, efficient, and paid great attention to detail. They took great care to remove and reinstall the existing railing, protect the surrounding property, and cleaned everything up when the job was finished. I highly recommend Concrete Repair Plus and will definitely call on them again - Scarborough, ON

I had these guys out to my property in Bowmanville to do a complete garage floor replacement, and boy am I glad I did. They did an excellent job on the entire project and after one little hiccup they went WELL above and beyond to make sure I was satisfied with the final product. My polished concrete floor looks amazing. Never realized how much better polished concrete can look versus epoxy. I wouldn't hesitate to use Concrete Repair Plus if I ever have another concrete project again

We redid our porch and the process was seemless from asking for a quote, to scheduling the work, and then the work itself. The workers were friendly and knowledgeable so made the whole process easy for us. Reasonably priced compared to others we compared to and very happy with the final product. Would use them again!
