Concrete Steps Replacement in Toronto

Concrete front steps, side steps and stoops that are past repairing broken out and rebuilt across Toronto, Scarborough, East York and North York: excavated to a compacted base, insulated against frost, reinforced, and poured as one piece, or replaced with precast units where the run suits them, with the whole sequence photographed.

A stair is replaced when it has stopped being a solid object with a damaged face.

We resurface far more stairs than we replace, and we say so when resurfacing is the right call, because it keeps the structure you have and costs a fraction of a rebuild. But resurfacing only works while the concrete underneath is sound. Once the treads have worn hollow, the stair has cracked through or settled away from the house, the risers have lost their shape, or the steel inside has rusted and is breaking the concrete apart from within, a coating follows the shape of the failure and comes apart along the same lines inside a season or two.

At that point replacement is the cheaper answer measured over ten years rather than over one invoice. The whole value of a replacement is in what goes underground before the concrete arrives: what the old stair was built on is usually the reason it failed, so it does not stay. The base, the frost protection and the steel are the job. The pour is the last hour of it.

Precast concrete step units staged on protective sheeting across an interlock driveway before installation

The parts you will never see again.

Break out and haul away

The old stair, and whatever it was sitting on, removed and disposed of, with the walkway and landing taken up where they are in scope.

Excavate and build the base

The ground beneath excavated and clear stone placed and compacted in lifts, so the new stair sits on a base that drains instead of one that holds water and heaves.

Frost protection

Rigid insulation under and around the stair to keep frost from getting beneath it, which is what tears a stair away from the house and opens the gap at the top step.

Reinforcement, supported into the section

A tied rebar mat held up inside the concrete where it carries load, not dropped flat on the base where it does nothing but rust.

Forms to the finished rise and run

Timber forms built so every riser is the same height and every tread the same depth, because uneven steps are the specific thing people trip on.

One continuous pour, finished for winter

Stair and landing placed monolithically so there is no cold joint to open later, broom-finished for grip, and left to cure before anyone uses it.

Two reliable ways to replace a stair.

A poured stair is formed and placed on site, which means it can be any size and shape, it can be tied into a landing and a walkway in one placement, and it is the right answer for a wide front entrance, an odd run or a stair that has to meet a porch. Precast units are made off site and set in place in a day, which makes them the fast route for a straightforward run of steps to a side door or a back door. Either way, the part that decides whether the stair stays level is the base underneath it, which is where the day actually goes.

We do both and we will tell you which suits your entrance. What we will not do is set precast units on the same fill that let the old stair sink, or pour a stair onto a base that was never compacted. The photographs of the base, the insulation and the steel are in your Condition Report because they are the proof that the invisible work was done.

What moves a stair price

Up

  • More risers: more forming, steel and concrete
  • Landing and walkway in the same placement
  • Deep or wet ground under the old stair
  • No truck access, concrete moved by hand

Down

  • A straightforward run that suits precast
  • A base that only needs compaction, not depth
  • Doing the walkway and stair in one visit

Rise, run, guards and heritage.

A new exterior stair in Ontario is built to the stair geometry, guard and handrail requirements in the Ontario Building Code, which is one more reason to replace a stair properly rather than copy the dimensions of the one that failed. Older east-end houses carry one further check: some porches and front entrances sit under heritage designation, which can bring permit requirements for visible changes. We flag both at the assessment, before you have committed to anything.

From the first visit to the final report.

  1. 1of 4

    Assessment

We look at the stair, under it and around it, and tell you plainly whether it is a resurfacing job or a replacement, with the reasons in writing.

  2. 2of 4

    Out and down

The old stair broken out and hauled away, the ground excavated and clear stone compacted in lifts.

  3. 3of 4

    Insulation, steel and forms

Rigid insulation placed, the rebar mat tied and supported into the section, forms built to the finished rise and run, all photographed.

  4. 4of 4

    Pour, finish, record

Stair and landing placed in one pour, broom-finished and cured, and the Condition Report issued with the full stage-by-stage sequence.

A fixed price, in writing.

A stair is priced from the dig, not from a photo, because the number lives underground: how many risers, whether a landing and walkway are in scope, how much has to come out and be hauled away, how deep the base has to go, and whether a truck can reach the front of the house. The assessment is free and the written scope is itemized before anything is broken out. We do not publish a per-step price for poured steps because every such figure we could find is United States data, and we would rather say so than convert one and call it a Toronto price; precast units do have an Ontario per-step range, published on the cost page as exactly that. The published Canadian ranges for the pieces of the job, concrete removal and disposal and new flatwork, are on the cost page, and neither of them prices a stair on its own.

Questions about replacing concrete steps

When the damage has stopped being a surface problem. Spalled faces, chipped nosings and worn treads can usually be rebuilt and resurfaced. Once the treads are worn hollow, the stair is cracked through, it has settled or pulled away from the house, or the steel inside has corroded and is breaking the concrete apart from within, you would be patching something that is already failing, and replacement is the right call.

I contacted Concrete Repair Plus a few weeks ago to tear-out and repour a concrete porch and steps leading up to the front of my house in North York. I contacted them after having an awful experience with a previous concrete contractor who took my deposit and strung me around for over a month, never to return. The level of care and respect I received from Concrete Repair Plus was incredible. After explaining the situation I was in, they sent me Nick and his crew (Jeremy and Milton) and told me I would be in good hands; they were absolutely right. Nick was so respectful; always taking the time to ensure he messaged me exactly when he was coming and what he'd be doing. He had a vision for how this job would look and made sure to include me in the planning of it come time for the formwork. Watching Nick work with Milton and Jeremy was really something. They paid attention to small details: perfect corners on the steps, a gentle slope to drain water away from the house, the first step that meets the driveway was deep enough to be paved around properly, the really nice full broom finish. The form work was done so meticulously, ensuring that the final product would be perfect. Milton and Jeremy always cleaned up at the end of every day, leaving the site looking better than when they arrived. And they were just such nice guys too. What more could I ask for? It's now been a couple of weeks since the job was finished and it looks fantastic. I couldn't be happier with the result! I'm looking forward to contacting them again for any future projects.

Huge shout out to this company. Our concrete porch was showing significant wear and tear and we wanted to take action before a total rebuild would have been required. The team at Concrete Repair Plus was extremely patient, came to the house several times to provide a quote and share Graniflex samples, did fantastic work and (bonus) actually refused payment until every last touch up was complete on our newly finished porch (which looks amazing, BTW). We had spoken to other repair companies but did not love that they used "in-house" epoxy porch repair coatings for which we could not find industry info / reviews. Very happy we chose Concrete Repair Plus to refinish our porch with the Graniflex system, a well-known and very well reviewed product. Thank you!

Excellent experience with Concrete Repair Plus! They removed the old concrete jewel stone finish from our porch and applied a Graniflex System, and the results look fantastic. The crew was professional, efficient, and paid great attention to detail. They took great care to remove and reinstall the existing railing, protect the surrounding property, and cleaned everything up when the job was finished. I highly recommend Concrete Repair Plus and will definitely call on them again - Scarborough, ON

We redid our porch and the process was seemless from asking for a quote, to scheduling the work, and then the work itself. The workers were friendly and knowledgeable so made the whole process easy for us. Reasonably priced compared to others we compared to and very happy with the final product. Would use them again!

We had our over 50 year old concrete garage pad removed and replaced by Concrete Repair Plus at our North York, Ontario home. Our old concrete floor had deteriorated and had potholes, and it was too far gone to just resurface. The crew came on time, worked hard all day and completed the job in a timely, thorough and professional manner. They obviously took great pride in their work and showed care and attention to detail. They made sure all our concerns were addressed and resolved. We had them apply an epoxy coating a month later when the concrete had cured, and our garage now looks fantastic! We highly recommend Concrete Repair Plus for reasonable pricing, and for exceptional quality of work.

I recently had Concrete Repair Plus at my residence in Whitby to remove and replace the 66 year old garage floor. It was explained to me that it was not a good idea to grind and epoxy the floor but complete replacement was the way to go. The price was reasonable and the advice was excellent. Staff were on site had the floor removed and repoured the same day. The driveway was covered to prevent concrete spills/splashes. Saw cuts were completed next day. We are now in the process of covering the walls to clean it up. Definitely a five out of five and I would recommend you reach out for a quotation.

I had these guys out to my property in Bowmanville to do a complete garage floor replacement, and boy am I glad I did. They did an excellent job on the entire project and after one little hiccup they went WELL above and beyond to make sure I was satisfied with the final product. My polished concrete floor looks amazing. Never realized how much better polished concrete can look versus epoxy. I wouldn't hesitate to use Concrete Repair Plus if I ever have another concrete project again
