Balcony Concrete Repair in Toronto & the GTA

Balcony slab repair and restoration for condominiums, apartment buildings and commercial property across Toronto and the GTA: spalled edges and soffits rebuilt, corroding reinforcement treated, drainage and waterproofing restored, and guard anchorage areas repaired so the railing bears on sound concrete, all to the engineer’s scope and on record.

  • WSIB covered
  • $5M liability
  • Written warranty
  • Condition Report

A balcony is the most exposed concrete on the building.

A balcony slab is a thin cantilever hanging in the weather, usually with the reinforcing steel close to the top surface and to the edge. Rain, snowmelt and whatever de-icer residents spread on it soak the top; the soffit stays damp; the edge takes freeze-thaw from three directions. The steel nearest the surface corrodes first, and because rust takes up more room than steel, it cracks and pushes off the concrete around it. That is why balcony failure shows at the edges and the soffit before anything else, and why a spall you can see usually means steel you cannot.

Repair done properly follows the engineer’s detail: unsound concrete removed to a square-cut edge and behind the exposed bars, the steel cleaned and coated, the profile rebuilt in a compatible repair mortar, and then the slab protected, with the drainage, the door threshold and the drip edge detailed so water leaves rather than sits. The protection step is what turns a repair into a restoration, because the salt is coming back next winter either way.

Edges, soffits, steel, drainage and the parts the railing depends on.

Edge and soffit spalls

Delaminated and spalled concrete removed to sound substrate and behind the corroded bars, then rebuilt to the original profile with structural repair mortar.

Corroding reinforcement

Exposed steel cleaned to bright metal, coated to stop the corrosion continuing under the new concrete, and supplemented where the engineer specifies.

Guard and railing anchorage

The concrete around railing posts and base plates, where water collects and failure is a safety matter, rebuilt so the guard bears on sound material.

Drainage and slope

Low spots, blocked drains and slabs that pitch toward the door corrected so the balcony sheds water away from the building.

Waterproofing and traffic coatings

Pedestrian-grade membrane systems installed over the repaired slab and detailed at the threshold, the edge and every post, which is where balcony coatings fail.

Drip edges and sealants

Drip details restored and joints at the wall and the slab edge resealed so the soffit and the unit below stay dry.

On a balcony, getting there is most of the job.

The repair itself on a single balcony is usually measured in square feet and hours. What makes balcony restoration a serious line in a reserve fund is reaching it: swing stages, mast climbers or scaffolding, the engineer’s inspection at each stage, the overhead protection below, and the coordination needed to clear and close each unit in turn. That is why balcony programs are run by elevation or by stack rather than one unit at a time, and why doing every balcony on a face while the access is in place costs far less per balcony than coming back for the three that were skipped.

It is also why we do not publish a balcony price. The number depends on how many balconies, how they are reached, how much steel is exposed once the removals start and what protection system the engineer specifies, so it is written after a site assessment and itemized so it can be checked against the other bids.

What moves a balcony price

Up

  • Swing stage or scaffold access instead of a lift
  • Soffit and edge repairs on the same slab
  • Steel supplementation and anchorage repairs
  • Full membrane system over every unit

Down

  • Whole elevations done while access is up
  • Early intervention before soffits let go
  • Clear phasing so no unit is visited twice

Protection, notice and a schedule residents can live with.

Removals on a balcony are loud and they produce debris that falls. Overhead protection and ground barriers go in before the first hammer, work hours follow the building’s rules, and residents get written notice through the manager with enough time to clear the balcony and keep windows closed. Each unit is photographed before we start and after we finish, which protects the resident and the corporation equally.

Priced from a site assessment.

Commercial scopes vary too much to post a number that would mean anything. We assess the site, work to your engineer’s spec where one exists, and give you a written, itemized price.

Balcony repair questions

A spall is a symptom of corroding steel, and the two things to take seriously are falling concrete and the guard. Loose pieces at an edge or soffit can drop on the balcony or the ground below, and a railing whose posts are anchored in deteriorated concrete may not resist the load it was designed for. Have it looked at promptly; the engineer decides whether a balcony is restricted while repairs are planned.

I contacted Concrete Repair Plus a few weeks ago to tear-out and repour a concrete porch and steps leading up to the front of my house in North York. I contacted them after having an awful experience with a previous concrete contractor who took my deposit and strung me around for over a month, never to return. The level of care and respect I received from Concrete Repair Plus was incredible. After explaining the situation I was in, they sent me Nick and his crew (Jeremy and Milton) and told me I would be in good hands; they were absolutely right. Nick was so respectful; always taking the time to ensure he messaged me exactly when he was coming and what he'd be doing. He had a vision for how this job would look and made sure to include me in the planning of it come time for the formwork. Watching Nick work with Milton and Jeremy was really something. They paid attention to small details: perfect corners on the steps, a gentle slope to drain water away from the house, the first step that meets the driveway was deep enough to be paved around properly, the really nice full broom finish. The form work was done so meticulously, ensuring that the final product would be perfect. Milton and Jeremy always cleaned up at the end of every day, leaving the site looking better than when they arrived. And they were just such nice guys too. What more could I ask for? It's now been a couple of weeks since the job was finished and it looks fantastic. I couldn't be happier with the result! I'm looking forward to contacting them again for any future projects.

Huge shout out to this company. Our concrete porch was showing significant wear and tear and we wanted to take action before a total rebuild would have been required. The team at Concrete Repair Plus was extremely patient, came to the house several times to provide a quote and share Graniflex samples, did fantastic work and (bonus) actually refused payment until every last touch up was complete on our newly finished porch (which looks amazing, BTW). We had spoken to other repair companies but did not love that they used "in-house" epoxy porch repair coatings for which we could not find industry info / reviews. Very happy we chose Concrete Repair Plus to refinish our porch with the Graniflex system, a well-known and very well reviewed product. Thank you!

We had our over 50 year old concrete garage pad removed and replaced by Concrete Repair Plus at our North York, Ontario home. Our old concrete floor had deteriorated and had potholes, and it was too far gone to just resurface. The crew came on time, worked hard all day and completed the job in a timely, thorough and professional manner. They obviously took great pride in their work and showed care and attention to detail. They made sure all our concerns were addressed and resolved. We had them apply an epoxy coating a month later when the concrete had cured, and our garage now looks fantastic! We highly recommend Concrete Repair Plus for reasonable pricing, and for exceptional quality of work.

I recently had Concrete Repair Plus at my residence in Whitby to remove and replace the 66 year old garage floor. It was explained to me that it was not a good idea to grind and epoxy the floor but complete replacement was the way to go. The price was reasonable and the advice was excellent. Staff were on site had the floor removed and repoured the same day. The driveway was covered to prevent concrete spills/splashes. Saw cuts were completed next day. We are now in the process of covering the walls to clean it up. Definitely a five out of five and I would recommend you reach out for a quotation.

Excellent experience with Concrete Repair Plus! They removed the old concrete jewel stone finish from our porch and applied a Graniflex System, and the results look fantastic. The crew was professional, efficient, and paid great attention to detail. They took great care to remove and reinstall the existing railing, protect the surrounding property, and cleaned everything up when the job was finished. I highly recommend Concrete Repair Plus and will definitely call on them again - Scarborough, ON

I had these guys out to my property in Bowmanville to do a complete garage floor replacement, and boy am I glad I did. They did an excellent job on the entire project and after one little hiccup they went WELL above and beyond to make sure I was satisfied with the final product. My polished concrete floor looks amazing. Never realized how much better polished concrete can look versus epoxy. I wouldn't hesitate to use Concrete Repair Plus if I ever have another concrete project again

We redid our porch and the process was seemless from asking for a quote, to scheduling the work, and then the work itself. The workers were friendly and knowledgeable so made the whole process easy for us. Reasonably priced compared to others we compared to and very happy with the final product. Would use them again!
