The basement problem nobody mentions

Basement coatings do not fail from above. They fail from below.

A garage floor coating fails from the top down: tires, salt, wear. A basement floor coating almost always fails from the bottom up. Your slab sits directly on ground that holds water, and in most Toronto houses built before the 1990s there is no vapour barrier under it. Moisture moves up through the concrete as vapour, hits the underside of the coating, and pushes. That is what bubbling, blistering and sheet-peeling in a basement actually is.

It is also why so many basement floors get coated twice. The first installer ground the slab, rolled the product and left, and the coating came off a season later, taking a layer of concrete with it. Nothing was wrong with the product. It was sitting on a slab nobody tested.

We test first. If the slab is dry enough, we coat it. If it is not, we tell you what it needs: a moisture-mitigating primer, a different system, or in some cases polishing instead of coating. That conversation costs you nothing and saves the whole floor.

What we do

Test, repair, then coat, in that order.

Moisture testing first

Relative humidity and calcium chloride testing tell us what is actually moving through your slab. It is a small line on the estimate and the single biggest predictor of whether a basement coating survives.

Crack & slab repair

Cracks routed and filled, spalled and pitted areas rebuilt, and any old adhesive or paint taken off. A coating follows the shape of whatever is underneath it.

Diamond grinding, not etching

The slab is mechanically ground to an open profile so the system keys into the concrete. Acid etching a basement floor is the shortcut that guarantees you do this again.

Moisture mitigation where needed

Where readings come back high, a mitigating primer goes down before the build coats, a barrier between the vapour and the finish, rather than hoping.

The coating system

Solid colour, full flake or a metallic finish, built in layers with a hard-wearing topcoat. Flake hides dust and small imperfections, which suits a basement that gets lived in.

Edges, drains & transitions

Cut in cleanly at walls, around floor drains and at doorways. Basement floors have more penetrations than any other slab in the house, and each one is a way in for water.

Coat it or polish it

When polishing is the better answer for a basement.

If your slab is sound, reasonably flat and the moisture readings are high, polishing is often the smarter call than coating. There is no film to lose adhesion, so vapour moving through the slab has nowhere to build up, the failure mode simply does not exist. You get a dense, hard, easily cleaned floor made from the concrete you already have.

Coating wins where you want a specific colour, a seamless flake finish, warmth underfoot, or where the slab is too damaged to polish well. We do both, so the recommendation is not driven by which one we happen to sell.

Finished basements

Sequencing around the rest of the build.

Most of our basement work comes through general contractors at the end of a build, once drywall and paint are done. We run grinders on dust extraction so finished walls stay clean, work around the other trades, and hand the floor back ready for the client walkthrough. A moisture-primed base with a protective topcoat on a tested basement slab, so a 1,000 square foot basement in a flake system with a moisture barrier typically comes in at $5,000 to $9,000. Moisture mitigation primer adds $1.50 to $3, and removing existing flooring adds $2 to $4. Basements cost more per square foot than garages, and moisture is the whole reason. Basement floor coating questions

Almost always moisture from underneath. Your slab sits on damp ground, and in most older Toronto homes there is no vapour barrier beneath it. Water vapour moves up through the concrete, reaches the back of the coating and pushes it off, which looks like bubbling, blistering or sheets lifting. The second most common cause is a slab that was acid-etched rather than mechanically ground, so the coating never keyed in properly.

Huge shout out to this company. Our concrete porch was showing significant wear and tear and we wanted to take action before a total rebuild would have been required. The team at Concrete Repair Plus was extremely patient, came to the house several times to provide a quote and share Graniflex samples, did fantastic work and (bonus) actually refused payment until every last touch up was complete on our newly finished porch (which looks amazing, BTW). We had spoken to other repair companies but did not love that they used "in-house" epoxy porch repair coatings for which we could not find industry info / reviews. Very happy we chose Concrete Repair Plus to refinish our porch with the Graniflex system, a well-known and very well reviewed product. Thank you!

The crew was professional, efficient, and paid great attention to detail. I contacted Concrete Repair Plus a few weeks ago to tear-out and repour a concrete porch and steps leading up to the front of my house in North York. I contacted them after having an awful experience with a previous concrete contractor who took my deposit and strung me around for over a month, never to return. The level of care and respect I received from Concrete Repair Plus was incredible. After explaining the situation I was in, they sent me Nick and his crew (Jeremy and Milton) and told me I would be in good hands; they were absolutely right. Nick was so respectful; always taking the time to ensure he messaged me exactly when he was coming and what he'd be doing. He had a vision for how this job would look and made sure to include me in the planning of it come time for the formwork. Watching Nick work with Milton and Jeremy was really something. They paid attention to small details: perfect corners on the steps, a gentle slope to drain water away from the house, the first step that meets the driveway was deep enough to be paved around properly, the really nice full broom finish. The form work was done so meticulously, ensuring that the final product would be perfect. Milton and Jeremy always cleaned up at the end of every day, leaving the site looking better than when they arrived. And they were just such nice guys too. What more could I ask for? It's now been a couple of weeks since the job was finished and it looks fantastic. I couldn't be happier with the result! I'm looking forward to contacting them again for any future projects.

I recently had Concrete Repair Plus at my residence in Whitby to remove and replace the 66 year old garage floor. It was explained to me that it was not a good idea to grind and epoxy the floor but complete replacement was the way to go. The price was reasonable and the advice was excellent. Staff were on site had the floor removed and repoured the same day. The driveway was covered to prevent concrete spills/splashes. Saw cuts were completed next day. We are now in the process of covering the walls to clean it up. Definitely a five out of five and I would recommend you reach out for a quotation.

I had these guys out to my property in Bowmanville to do a complete garage floor replacement, and boy am I glad I did. They did an excellent job on the entire project and after one little hiccup they went WELL above and beyond to make sure I was satisfied with the final product. My polished concrete floor looks amazing. Never realized how much better polished concrete can look versus epoxy. I wouldn't hesitate to use Concrete Repair Plus if I ever have another concrete project again
