Resurface, do not replace

A tired patio is usually a surface problem, not a slab problem.

Most patios we are called to look far worse than they are. The top layer has spalled and gone rough, the colour has faded out, the sealer has flaked off in patches, and it reads as a slab that needs tearing out. Underneath, the concrete is usually still perfectly sound.

If it is, the surface can be ground back and rebuilt in place. That keeps your existing layout, your edges and your grade, avoids the demolition and disposal, and takes days rather than the weeks a repour needs, with the patio out of use for a fraction of the time.

The honest test is whether the slab has moved. Fine surface cracking is cosmetic and gets filled and coated over. Slabs sitting at different heights, or a wide crack that runs through the whole thing, mean the ground underneath is the problem, and a coating over a moving crack will split along the same line. We will tell you which one you have.

Grind back to sound concrete

Old sealer, paint or a failed coating comes off with diamond grinders on dust extraction, opening a profile the new system can key into.

Repair the concrete

Spalled areas and broken edges rebuilt, cracks routed and filled, control joints treated. Edges first. A patio starts failing at its edges.

Full-flake polyaspartic

A bonded base coat with decorative flake broadcast into it, then a UV-stable topcoat. Textured underfoot, and it holds its colour in full sun rather than chalking out.

Cooler colour choices

Surface temperature comes from colour, not chemistry. A lighter flake blend runs noticeably cooler barefoot than dark concrete or dark pavers, which matters on a patio more than anywhere else.

Steps, edges & transitions

Patio steps, the edge against the lawn and the transition to a walkway or pool deck all get finished in the same system so there is no seam for water to find.

Drainage check

If water has been ponding, coating over it just moves the problem. We look at where it goes before we decide what goes down.

Coating vs. the alternatives

Flake coating, stamped overlay, or tear it out.

A stamped overlay gives you a genuine stone-look pattern, and we install those too, so this is a fit question rather than a sales pitch. An overlay is a cementitious layer: it wants a stable, well-drained slab and a maintained sealer, and deep texture holds dirt in a shaded yard. A flake polyaspartic system is a bonded, flexible finish that bridges hairline movement, cleans easily and grips wet, which is why it usually wins on hard-service patios, while a stamped overlay wins where the look leads and the slab is sound.

Tearing out and repouring is the right answer when the slab has genuinely failed, settled, heaved, or broken through. It is also the most disruptive and expensive route by a wide margin, so it should be a decision made from evidence rather than from a photo.

Timing

When to do it, in a Toronto season.

Spring before the yard comes into use and early autumn once it quietens down are the comfortable windows. The slab needs to be dry and the forecast stable, so we book around weather rather than push through it. Polyaspartic cures across a wider temperature range than epoxy, which keeps the shoulder seasons genuinely workable here rather than theoretical.

FAQ

Patio coating questions

Usually, yes. If the slab is structurally sound (no settlement, no wide moving cracks) the surface can be ground off and rebuilt in place at a fraction of the cost of demolition and a repour, keeping your existing layout and grade. Where the slab has actually moved or broken up, we will tell you resurfacing is the wrong answer rather than coat over a problem.

Huge shout out to this company. Our concrete porch was showing significant wear and tear and we wanted to take action before a total rebuild would have been required. The team at Concrete Repair Plus was extremely patient, came to the house several times to provide a quote and share Graniflex samples, did fantastic work and (bonus) actually refused payment until every last touch up was complete on our newly finished porch (which looks amazing, BTW). We had spoken to other repair companies but did not love that they used "in-house" epoxy porch repair coatings for which we could not find industry info / reviews. Very happy we chose Concrete Repair Plus to refinish our porch with the Graniflex system, a well-known and very well reviewed product. Thank you!

The crew was professional, efficient, and paid great attention to detail. I contacted Concrete Repair Plus a few weeks ago to tear-out and repour a concrete porch and steps leading up to the front of my house in North York. I contacted them after having an awful experience with a previous concrete contractor who took my deposit and strung me around for over a month, never to return. The level of care and respect I received from Concrete Repair Plus was incredible. After explaining the situation I was in, they sent me Nick and his crew (Jeremy and Milton) and told me I would be in good hands; they were absolutely right. Nick was so respectful; always taking the time to ensure he messaged me exactly when he was coming and what he'd be doing. He had a vision for how this job would look and made sure to include me in the planning of it come time for the formwork. Watching Nick work with Milton and Jeremy was really something. They paid attention to small details: perfect corners on the steps, a gentle slope to drain water away from the house, the first step that meets the driveway was deep enough to be paved around properly, the really nice full broom finish. The form work was done so meticulously, ensuring that the final product would be perfect. Milton and Jeremy always cleaned up at the end of every day, leaving the site looking better than when they arrived. And they were just such nice guys too. What more could I ask for? It's now been a couple of weeks since the job was finished and it looks fantastic. I couldn't be happier with the result! I'm looking forward to contacting them again for any future projects.

I recently had Concrete Repair Plus at my residence in Whitby to remove and replace the 66 year old garage floor. It was explained to me that it was not a good idea to grind and epoxy the floor but complete replacement was the way to go. The price was reasonable and the advice was excellent. Staff were on site had the floor removed and repoured the same day. The driveway was covered to prevent concrete spills/splashes. Saw cuts were completed next day. We are now in the process of covering the walls to clean it up. Definitely a five out of five and I would recommend you reach out for a quotation.

I had these guys out to my property in Bowmanville to do a complete garage floor replacement, and boy am I glad I did. They did an excellent job on the entire project and after one little hiccup they went WELL above and beyond to make sure I was satisfied with the final product. My polished concrete floor looks amazing. Never realized how much better polished concrete can look versus epoxy. I wouldn't hesitate to use Concrete Repair Plus if I ever have another concrete project again
