A walkout is a stair, two retaining walls and a drain, and they fail together.

An exterior basement stairwell is the hardest-working concrete on a house. The steps take foot traffic, de-icing salt and freeze-thaw like a front stair, but they sit in a pit that collects every drop of rain and snowmelt from the wall above. The side walls are retaining walls holding back saturated soil that freezes and pushes every winter. And at the bottom, a landing drain is the only thing standing between the stairwell and the basement door. When any one of the three fails, the other two follow.

So the symptoms arrive together: treads worn and nosings broken, a wall cracked or leaning in, a gap opening where the stairwell meets the house, a drain that backs up in a storm and a door threshold that is wet every spring. The repair has to deal with all of it in the right order, water first, structure second, surface last, or the new treads are being poured into a pit that still floods.

A Toronto exterior concrete stair restored, treads and nosings rebuilt and finished in a grey coating

Drainage, then walls, then steps.

Treads, nosings and landings

Spalled treads and broken nosings cut back to sound concrete and rebuilt to a consistent profile, landings re-pitched toward the drain, and the surface finished for grip.

Stairwell side walls

Cracked, spalled or leaning walls repaired where they are sound and standing true, rebuilt on a proper footing with drainage behind them where they are not.

The landing drain

The drain at the bottom cleared, repaired or re-established, with the landing sloped to it and the connection to the weeping tile or storm line checked, because the drain is the whole reason the basement stays dry.

The joint at the house

The gap where the stairwell has pulled away from the foundation sealed, and the foundation wall parged or the crack injected where water has been getting in.

Railings and guards

Loose posts reset in sound concrete, and railings and guards reinstalled or replaced where a rebuilt stair needs them.

Slip-resistant finishes

A rebuilt walkout stair finished in a broom texture or a flake coating with grit broadcast in, so the steps hold a boot in January.

A leaning wall is not a cosmetic problem.

Most walkout repairs are surface work: treads and nosings rebuilt, the landing re-pitched, the drain cleared, a wall face parged. But a side wall that is leaning into the stairwell, a stair that has settled away from the house or a wall with a horizontal crack that opens in winter is telling you the soil behind it is winning. Patching the face of a moving wall buys a season. The lasting fix is to excavate behind it, rebuild it on a footing below frost with free-draining stone and weep paths, and only then bring the steps back.

We put repair against rebuild in writing at the assessment, with the reasons. Where a stairwell is an exit for a basement apartment, the stair geometry, the guards and the clearances on a rebuild have to meet the Ontario Building Code, and a new walkout cut into a foundation is a permit project from the start. Repairing an existing stairwell in kind is maintenance. If you are not sure which yours is, Toronto Building will tell you, and so will we.

What decides it

Repair

  • Walls plumb and attached to the house
  • Damage on the treads and faces, not through them
  • Drain can be cleared or re-established

Rebuild

  • Wall leaning or cracked horizontally
  • Stair settled or pulled away from the foundation
  • No footing, no drainage behind the walls

Salt from the top, water from the bottom.

Walkout steps in Toronto get more de-icing salt per square foot than any other concrete on the property, because the pit holds the slush and someone salts it every morning. Salt-laden water soaks the treads, freezes, expands and pops the surface off a little at a time, which is why the nosings go first. Meanwhile the stairwell collects runoff from the roof and the wall, and if the drain is slow the lower treads and the landing sit in water through every thaw. The repairs are sized to that exposure: salt-resistant concrete and mortars, a surface that sheds water toward a drain that works, and a sealer or coating on top so the next ten winters are slower than the last ten.

A fixed price, in writing.

A walkout is priced to the stairwell after we have seen it, because the number is set by which of its three parts have failed: a tread and nosing rebuild with a drain clean-out is a small job, a side wall rebuild with excavation behind it is a different project, and a full stair and wall replacement is bigger again. The written estimate itemizes each so you can see what must happen now and what can wait. The published GTA ranges for the related work, porch and step repair, retaining walls and new flatwork, are on the cost page with their sources.

Walkout and stairwell questions

The landing drain is slow, blocked or missing, or the landing has settled so it no longer slopes toward it. Leaves, soil washed off the walls and years of grit silt the drain up, and a landing that has dropped at the door end holds water exactly where you do not want it. Clearing or re-establishing the drain and re-pitching the landing is usually the first item on the scope.

I contacted Concrete Repair Plus a few weeks ago to tear-out and repour a concrete porch and steps leading up to the front of my house in North York. I contacted them after having an awful experience with a previous concrete contractor who took my deposit and strung me around for over a month, never to return. The level of care and respect I received from Concrete Repair Plus was incredible. After explaining the situation I was in, they sent me Nick and his crew (Jeremy and Milton) and told me I would be in good hands; they were absolutely right. Nick was so respectful; always taking the time to ensure he messaged me exactly when he was coming and what he'd be doing. He had a vision for how this job would look and made sure to include me in the planning of it come time for the formwork. Watching Nick work with Milton and Jeremy was really something. They paid attention to small details: perfect corners on the steps, a gentle slope to drain water away from the house, the first step that meets the driveway was deep enough to be paved around properly, the really nice full broom finish. The form work was done so meticulously, ensuring that the final product would be perfect. Milton and Jeremy always cleaned up at the end of every day, leaving the site looking better than when they arrived. And they were just such nice guys too. What more could I ask for? It's now been a couple of weeks since the job was finished and it looks fantastic. I couldn't be happier with the result! I'm looking forward to contacting them again for any future projects.

Huge shout out to this company. Our concrete porch was showing significant wear and tear and we wanted to take action before a total rebuild would have been required. The team at Concrete Repair Plus was extremely patient, came to the house several times to provide a quote and share Graniflex samples, did fantastic work and (bonus) actually refused payment until every last touch up was complete on our newly finished porch (which looks amazing, BTW). We had spoken to other repair companies but did not love that they used "in-house" epoxy porch repair coatings for which we could not find industry info / reviews. Very happy we chose Concrete Repair Plus to refinish our porch with the Graniflex system, a well-known and very well reviewed product. Thank you!

We had our over 50 year old concrete garage pad removed and replaced by Concrete Repair Plus at our North York, Ontario home. Our old concrete floor had deteriorated and had potholes, and it was too far gone to just resurface. The crew came on time, worked hard all day and completed the job in a timely, thorough and professional manner. They obviously took great pride in their work and showed care and attention to detail. They made sure all our concerns were addressed and resolved. We had them apply an epoxy coating a month later when the concrete had cured, and our garage now looks fantastic! We highly recommend Concrete Repair Plus for reasonable pricing, and for exceptional quality of work.

I recently had Concrete Repair Plus at my residence in Whitby to remove and replace the 66 year old garage floor. It was explained to me that it was not a good idea to grind and epoxy the floor but complete replacement was the way to go. The price was reasonable and the advice was excellent. Staff were on site had the floor removed and repoured the same day. The driveway was covered to prevent concrete spills/splashes. Saw cuts were completed next day. We are now in the process of covering the walls to clean it up. Definitely a five out of five and I would recommend you reach out for a quotation.

I had these guys out to my property in Bowmanville to do a complete garage floor replacement, and boy am I glad I did. They did an excellent job on the entire project and after one little hiccup they went WELL above and beyond to make sure I was satisfied with the final product. My polished concrete floor looks amazing. Never realized how much better polished concrete can look versus epoxy. I wouldn't hesitate to use Concrete Repair Plus if I ever have another concrete project again

We redid our porch and the process was seemless from asking for a quote, to scheduling the work, and then the work itself. The workers were friendly and knowledgeable so made the whole process easy for us. Reasonably priced compared to others we compared to and very happy with the final product. Would use them again!
