Condo Concrete Repair in Toronto & the GTA

Concrete repair and restoration for condominium corporations across Toronto and the GTA: parking garages, balconies, entrances, walkways, stair towers and common-area floors, built to the engineer’s scope, phased around residents, and closed with the record a board, a reserve fund study and an insurer can use.

  • WSIB covered
  • $5M liability
  • Written warranty
  • Condition Report

Parking garage repairs start with a condition report.

Condominium concrete is almost all common element, which means it is repaired through a process rather than a phone call: a condition assessment or a reserve fund study identifies it, an engineer specifies it, the board approves the funding, and the work is tendered to a scope with quantities in it. A contractor who understands that process makes it move; one who does not costs the board a season. We bid to the engineer’s scope as written, price every line separately, and treat anything the opened-up concrete shows beyond the survey as a written change for approval, not as a surprise on the invoice.

What boards are actually buying is risk control. A spalling garage slab is a structural file. A loose balcony edge or a heaved walkway is a liability claim waiting for a resident. A failed traffic membrane is a bigger bill every year it is deferred. Each of those closes properly only when the repair is done to specification and the record proves it, so the record is built into how we work rather than assembled afterwards.

Underground and above-grade parking

Delamination, spalling, exposed reinforcement, failed joints and worn traffic membrane, repaired to the engineer’s scope in phases so residents keep parking.

Balconies

Edge and soffit spalls, corroding steel, open drains and failed waterproofing, rebuilt and protected with access planned unit by unit.

Entrances, ramps and walkways

Trip hazards, settled slabs, spalled steps and failed coatings at the most-used and most-salted concrete on the property, made safe and documented.

Stair towers and exit stairs

Spalled treads and landings rebuilt and coated with the slip resistance an exit route needs.

Common-area floors

Lobby, corridor, amenity and service-room slabs repaired and then polished or coated instead of replaced, scheduled around the building.

Retaining walls, planters and site concrete

Grounds concrete that leans, spalls or holds water, repaired or rebuilt with the drainage corrected.

What a board should ask every bidder.

Restoration bids on the same scope can land far apart, and the gap is usually in what was left out rather than in anyone’s margin. Ask each bidder whether their price follows the engineer’s quantities line by line or carries a lump sum; what the unit rate is for repair quantities that grow once the concrete is opened; whether the steel treatment, joint work and protection system are priced in or listed as options; and what the closing documentation includes. A bid that cannot answer those questions in writing is not comparable with one that can.

Then ask for certificates before mobilization rather than after award. We issue WSIB clearance and a $5M liability certificate before anyone is on the property, and the condo corporation and its manager are named where the contract requires it.

Before the board votes

On the bid

  • Priced to the engineer’s quantities, line by line
  • Unit rates for quantities that grow on opening
  • Steel treatment and protection system included, not optional

On the contractor

  • WSIB and $5M liability certificates before mobilization
  • Phasing plan that keeps parking and exits open
  • Closing report with photos at every stage

Residents are part of the schedule.

The difference between a restoration project a building remembers fondly and one it does not is almost entirely communication. Before we mobilize, the phasing plan is agreed with the manager: which parking spots and when, which balconies on which days, which entrance stays open, where the hoarding and signage go, and what hours the loud removals happen. Residents get notice through the manager in time to move a car or clear a balcony, and the plan is posted where they can see it.

That planning is also what keeps the price stable. A crew arriving to find a balcony still furnished or a parking zone still occupied is a lost day someone pays for. We would rather spend the hour on the schedule.

Priced from a site assessment.

Commercial scopes vary too much to post a number that would mean anything. We assess the site, work to your engineer’s spec where one exists, and give you a written, itemized price.

Commercial work across Toronto and the GTA.

Condominium concrete repair and restoration across Toronto, North York, Scarborough, Etobicoke, Markham, Vaughan, Mississauga and Brampton.

What condo boards and managers ask

For the structural common elements, garage slabs, balconies, columns and transfer slabs, the scope should come from a consulting engineer and in practice that is how condominium restoration is tendered and funded. For non-structural items such as entrance slabs, walkways, stair treads and site concrete we can assess, specify and price directly. If you are unsure which yours is, we will say so at the walk-through.

I contacted Concrete Repair Plus a few weeks ago to tear-out and repour a concrete porch and steps leading up to the front of my house in North York. I contacted them after having an awful experience with a previous concrete contractor who took my deposit and strung me around for over a month, never to return. The level of care and respect I received from Concrete Repair Plus was incredible. After explaining the situation I was in, they sent me Nick and his crew (Jeremy and Milton) and told me I would be in good hands; they were absolutely right. Nick was so respectful; always taking the time to ensure he messaged me exactly when he was coming and what he'd be doing. He had a vision for how this job would look and made sure to include me in the planning of it come time for the formwork. Watching Nick work with Milton and Jeremy was really something. They paid attention to small details: perfect corners on the steps, a gentle slope to drain water away from the house, the first step that meets the driveway was deep enough to be paved around properly, the really nice full broom finish. The form work was done so meticulously, ensuring that the final product would be perfect. Milton and Jeremy always cleaned up at the end of every day, leaving the site looking better than when they arrived. And they were just such nice guys too. What more could I ask for? It's now been a couple of weeks since the job was finished and it looks fantastic. I couldn't be happier with the result! I'm looking forward to contacting them again for any future projects.

Huge shout out to this company. Our concrete porch was showing significant wear and tear and we wanted to take action before a total rebuild would have been required. The team at Concrete Repair Plus was extremely patient, came to the house several times to provide a quote and share Graniflex samples, did fantastic work and (bonus) actually refused payment until every last touch up was complete on our newly finished porch (which looks amazing, BTW). We had spoken to other repair companies but did not love that they used "in-house" epoxy porch repair coatings for which we could not find industry info / reviews. Very happy we chose Concrete Repair Plus to refinish our porch with the Graniflex system, a well-known and very well reviewed product. Thank you!

We had our over 50 year old concrete garage pad removed and replaced by Concrete Repair Plus at our North York, Ontario home. Our old concrete floor had deteriorated and had potholes, and it was too far gone to just resurface. The crew came on time, worked hard all day and completed the job in a timely, thorough and professional manner. They obviously took great pride in their work and showed care and attention to detail. They made sure all our concerns were addressed and resolved. We had them apply an epoxy coating a month later when the concrete had cured, and our garage now looks fantastic! We highly recommend Concrete Repair Plus for reasonable pricing, and for exceptional quality of work.

I recently had Concrete Repair Plus at my residence in Whitby to remove and replace the 66 year old garage floor. It was explained to me that it was not a good idea to grind and epoxy the floor but complete replacement was the way to go. The price was reasonable and the advice was excellent. Staff were on site had the floor removed and repoured the same day. The driveway was covered to prevent concrete spills/splashes. Saw cuts were completed next day. We are now in the process of covering the walls to clean it up. Definitely a five out of five and I would recommend you reach out for a quotation.

Excellent experience with Concrete Repair Plus! They removed the old concrete jewel stone finish from our porch and applied a Graniflex System, and the results look fantastic. The crew was professional, efficient, and paid great attention to detail. They took great care to remove and reinstall the existing railing, protect the surrounding property, and cleaned everything up when the job was finished. I highly recommend Concrete Repair Plus and will definitely call on them again - Scarborough, ON

I had these guys out to my property in Bowmanville to do a complete garage floor replacement, and boy am I glad I did. They did an excellent job on the entire project and after one little hiccup they went WELL above and beyond to make sure I was satisfied with the final product. My polished concrete floor looks amazing. Never realized how much better polished concrete can look versus epoxy. I wouldn't hesitate to use Concrete Repair Plus if I ever have another concrete project again

We have owned our home for over 40 years and needed to change the garage floor. Last week Concrete Repair Plus removed the old garage floor and replaced it with a new one. The work was done in 2 days. Their team was professional and courteous, and the price was reasonable. We give them 5 stars. R. Fawcett Mississauga July 2026

We redid our porch and the process was seemless from asking for a quote, to scheduling the work, and then the work itself. The workers were friendly and knowledgeable so made the whole process easy for us. Reasonably priced compared to others we compared to and very happy with the final product. Would use them again!
