Parking Lot & Loading Dock Concrete Repair in Toronto

Concrete repair for parking lots, loading docks, drive aisles, curbs, islands and dumpster pads across Toronto and the GTA: broken panels, spalled joints, failed dock aprons and plough-damaged curbs cut out and rebuilt in traffic-rated concrete, phased around deliveries and documented for the owner and the insurer.

  • WSIB covered
  • $5M liability
  • Written warranty
  • Condition Report

Concrete lots crack where truck loads concentrate.

Most GTA parking lots are asphalt, and the concrete in them is there for a reason: the loading dock apron where trailer landing gear punches down, the dumpster pad a front-loader lifts over every week, the drive aisle at the entrance, the curbs and islands, the catch basin collars, the bollard bases and the pads under equipment. Those are the places asphalt cannot take the load, which means they are also the places where the damage is structural when it comes.

The failures are predictable. Joint edges spall under turning truck wheels. Dock aprons crack and settle where the trailer legs land in the same two spots a hundred times a season. Plough blades break curb faces and island noses. Catch basin collars drop and leave a lip. De-icing salt scales any surface that was finished or cured badly. Each of those is a repair we do routinely, and each is priced and sequenced around a site that has to keep receiving trucks.

Full-depth where it has to be, phased around operations.

Loading dock aprons

Cracked, settled and rutted dock aprons cut out and replaced full depth, reinforced and dowelled into the adjoining slab so the new panel carries trailer landing gear without rocking.

Drive aisle and entrance panels

Broken and faulted panels at entrances and turning points removed and repoured on a compacted base, with joints dowelled and sealed so the next panel does not go the same way.

Joint and edge spalling

Spalled joint edges cut back square, rebuilt in traffic-rated repair mortar and resealed, which is the repair that stops water getting under the slab.

Curbs, islands and wheel stops

Plough-broken curb faces and island noses rebuilt or replaced, and precast wheel stops pinned where they belong instead of where the ploughs left them.

Dumpster pads and equipment pads

Pads that have broken up under bin lifts or equipment rebuilt thicker and reinforced for the load that actually sits on them.

Catch basins, bollards and trench drains

Sunken catch basin collars reset to grade, bollards set in new concrete, trench drain edges rebuilt so the grate sits flush and the lot drains.

Loading dock repairs planned around your shipping schedule.

Exterior commercial concrete is scheduled around the business. Dock aprons are done one bay at a time, often overnight or over a weekend with a rapid-strength mix so trucks are back on them for the next shift. Drive aisles are done in halves with traffic routed around the work. Dumpster pads are coordinated with the hauler’s pickup day. The sequence is agreed in writing before mobilization, with the dates, the areas closed and the time each one comes back.

The concrete is specified to the exposure, which in Toronto means air-entrained, salt-resistant mixes for anything outside, placed and cured properly so it does not scale in its first winter. Exterior concrete has a season here: cold-weather placement is possible but it costs more and needs protection, so a lot that needs work in February is usually planned, priced and done when the ground and the forecast allow.

What the written scope covers

Before work

  • Panels and joints mapped and prioritized
  • Phasing plan with dates and areas
  • Traffic routing, signage and dock bay closures

On completion

  • Dated photographs by location
  • Mix, reinforcement and joint details used
  • Sealing and inspection dates for the next cycle

Cracked is not the same as failed.

A concrete panel with a single tight crack and no movement is working. A panel with a crack that has faulted, where one side sits higher than the other, has lost its base or its load transfer and will keep breaking up under traffic. Spalled joints with sound concrete behind them are repaired in place; a panel that rocks when a truck crosses it is replaced full depth, because nothing bonded to a moving slab survives. We walk the lot, sound and probe the suspect panels, and put repair against replacement in writing so the owner can see what is urgent, what can be scheduled for next year and why.

Parking lot concrete questions

Because a trailer’s landing gear puts an enormous load through two small steel feet, in the same spots, on a slab that was often designed for wheel loads rather than point loads. Once a crack forms there and water gets under the panel, each trailer rocks it a little further. The lasting repair is a full-depth replacement of the apron panel, thicker and reinforced for the point load, with dowelled joints so it does not work loose from the slabs around it.

I contacted Concrete Repair Plus a few weeks ago to tear-out and repour a concrete porch and steps leading up to the front of my house in North York. I contacted them after having an awful experience with a previous concrete contractor who took my deposit and strung me around for over a month, never to return. The level of care and respect I received from Concrete Repair Plus was incredible. After explaining the situation I was in, they sent me Nick and his crew (Jeremy and Milton) and told me I would be in good hands; they were absolutely right. Nick was so respectful; always taking the time to ensure he messaged me exactly when he was coming and what he'd be doing. He had a vision for how this job would look and made sure to include me in the planning of it come time for the formwork. Watching Nick work with Milton and Jeremy was really something. They paid attention to small details: perfect corners on the steps, a gentle slope to drain water away from the house, the first step that meets the driveway was deep enough to be paved around properly, the really nice full broom finish. The form work was done so meticulously, ensuring that the final product would be perfect. Milton and Jeremy always cleaned up at the end of every day, leaving the site looking better than when they arrived. And they were just such nice guys too. What more could I ask for? It's now been a couple of weeks since the job was finished and it looks fantastic. I couldn't be happier with the result! I'm looking forward to contacting them again for any future projects.

Huge shout out to this company. Our concrete porch was showing significant wear and tear and we wanted to take action before a total rebuild would have been required. The team at Concrete Repair Plus was extremely patient, came to the house several times to provide a quote and share Graniflex samples, did fantastic work and (bonus) actually refused payment until every last touch up was complete on our newly finished porch (which looks amazing, BTW). We had spoken to other repair companies but did not love that they used "in-house" epoxy porch repair coatings for which we could not find industry info / reviews. Very happy we chose Concrete Repair Plus to refinish our porch with the Graniflex system, a well-known and very well reviewed product. Thank you!

We had our over 50 year old concrete garage pad removed and replaced by Concrete Repair Plus at our North York, Ontario home. Our old concrete floor had deteriorated and had potholes, and it was too far gone to just resurface. The crew came on time, worked hard all day and completed the job in a timely, thorough and professional manner. They obviously took great pride in their work and showed care and attention to detail. They made sure all our concerns were addressed and resolved. We had them apply an epoxy coating a month later when the concrete had cured, and our garage now looks fantastic! We highly recommend Concrete Repair Plus for reasonable pricing, and for exceptional quality of work.

I recently had Concrete Repair Plus at my residence in Whitby to remove and replace the 66 year old garage floor. It was explained to me that it was not a good idea to grind and epoxy the floor but complete replacement was the way to go. The price was reasonable and the advice was excellent. Staff were on site had the floor removed and repoured the same day. The driveway was covered to prevent concrete spills/splashes. Saw cuts were completed next day. We are now in the process of covering the walls to clean it up. Definitely a five out of five and I would recommend you reach out for a quotation.

The crew was professional, efficient, and paid great attention to detail. They took great care to remove and reinstall the existing railing, protect the surrounding property, and cleaned everything up when the job was finished. I had these guys out to my property in Bowmanville to do a complete garage floor replacement, and boy am I glad I did. They did an excellent job on the entire project and after one little hiccup they went WELL above and beyond to make sure I was satisfied with the final product. My polished concrete floor looks amazing. Never realized how much better polished concrete can look versus epoxy. I wouldn't hesitate to use Concrete Repair Plus if I ever have another concrete project again

We redid our porch and the process was seemless from asking for a quote, to scheduling the work, and then the work itself. The workers were friendly and knowledgeable so made the whole process easy for us. Reasonably priced compared to others we compared to and very happy with the final product. Would use them again!
