Driveway Apron Repair in Toronto

The driveway apron is the first concrete your car touches and the first to fail: the sloped section between the street and the driveway proper, taking the plough, the salt, the turning wheels and the runoff of the whole street. We repair and replace aprons across Toronto, and we tell you plainly which part sits on City property and what the City requires before anyone touches it.

  • WSIB covered
  • $5M liability
  • Written warranty
  • Condition Report

Part of your apron is probably not yours.

In most Toronto neighbourhoods the sidewalk does not run along the property line. It runs across the boulevard, the City-owned strip between the roadway and your lot, and your driveway crosses that strip to reach the curb. The piece between the curb and the sidewalk, and often the piece between the sidewalk and your property line, is on City land. You use it, you are expected to keep it in reasonable condition, and you cannot rebuild or widen it without the City’s permission. The part inside your property line is yours outright.

That matters because the apron is where driveways fail first. It takes the plough blade at the curb, the salt and slush off the road, the turning load of every vehicle that enters, and the runoff of the whole street funnelled toward the gutter. The curb edge breaks, the panel settles toward the road or heaves away from it, and the lip at the sidewalk becomes a trip hazard on a public walkway. The repair is the same concrete work we do everywhere; the paperwork depends on which side of the line the damage is on.

The concrete, and the paperwork that goes with the City side.

Apron panel replacement

A cracked, settled or broken apron cut out, the base rebuilt and compacted, and the panel repoured to the slope the curb needs in an air-entrained, salt-resistant mix with a broom finish for grip.

Curb-edge and lip repair

The spalled edge at the gutter rebuilt, and the lip where the apron meets the public sidewalk removed, because that lip is a trip hazard on a walkway you do not own.

Settled aprons

Panels that have dropped toward the road lifted back or replaced, with the base that street runoff washed out rebuilt so the new panel does not follow the old one down.

Flares and widening

Apron flares widened within what the zoning by-law allows, and under the City’s permit wherever the work crosses the boulevard.

Drainage at the sidewalk and garage

The apron pitched so water reaches the gutter instead of running under the sidewalk panel or down the driveway into the garage.

Permit and inspection paperwork

We identify which permit applies, supply the drawings and specification the City asks for, and sequence the work around the City’s inspection. The application itself is made in the owner’s name.

If it crosses the boulevard, the City is involved.

Repairing or repaving the part of a driveway that sits on City property needs a permit from Transportation Services, which the City issues as a Landscape Construction Permit under its right-of-way construction permits. Widening, relocating or building a new driveway or walkway across the boulevard needs the same permit, and a new or wider curb cut is approved by Transportation Services rather than Toronto Building. The City asks for drawings to metric scale, a financial security that is returned once staff confirm the work was built as approved, and a contractor licensed by the City. It recommends applying at least eight weeks before you want to start, and it fines work done without a permit and boulevards left unrestored.

There is also a sequencing rule worth knowing before you book a date: where the City or its approved contractor has sidewalk or curb work to do at your frontage, the driveway is not paved until that is finished. The fees and deposits that attach to all of this are set by the City and change; we link to the City’s own pages below and we do not quote the amounts.

Which side of the line

City property, permit required

  • Between the curb and the sidewalk
  • Usually between the sidewalk and your property line
  • Any new or wider curb cut

Yours, no City permit for repair in kind

  • Inside the property line
  • The garage approach and the slab itself
  • Drainage fixes on your own ground

The plough, the salt and the street’s water, all in one place.

An apron is a ramp between two different structures. The curb and road are built to one standard and move one way; your driveway slab is built to another. Between them the apron takes the shear of every turn, the impact of a plough blade riding the curb line, and the salt-laden slush the road sheds all winter. Street runoff heads for the gutter, and if the apron has settled it runs under the slab on the way, washing the base out and dropping the panel further. So the repair that lasts rebuilds the base, pitches the panel properly to the gutter, uses an air-entrained salt-resistant mix and finishes it for grip, which is also what the City’s own specification asks for on its side of the line.

From the first visit to the final report.

  1. 1of 4

    Ownership and condition

We walk the apron, confirm with the City’s mapping or 311 where the property line falls, sound the panel and look at what the base is doing.

  2. 2of 4

    Permit where needed

For work on the boulevard: drawings, specification and the application in your name, with the City’s inspection built into the schedule.

  3. 3of 4

    Remove and rebuild

The panel cut out, the base rebuilt and compacted, forms set to the slope, salt-resistant concrete placed, broom-finished and cured before a car crosses it.

  4. 4of 4

    Record

A Condition Report with before and after photographs, the mix and the base, and the paperwork the City’s inspector asks to see.

A fixed price, in writing.

An apron is priced to the apron after we have seen it: whether the panel can be repaired or needs a new pour, how far the base has washed out, whether the curb edge or the lip at the sidewalk is involved, and whether the work crosses the boulevard, which adds the City’s permit, security and inspection to the sequence. We publish no number on this page because the City fees that attach to boulevard work change and are the City’s to state. The published GTA market ranges for driveway repair and replacement, which cover the concrete itself, are on the cost page with their sources.

Rules, fees and deposits here are set by the City of Toronto and they change. We link to the City’s own pages rather than reprint numbers that go stale; confirm the current requirement before you plan around it.

Driveway apron questions

The City. That strip is the boulevard, part of the public road allowance, and your driveway crosses it by permission. You are expected to keep the apron in reasonable condition, but rebuilding, widening or relocating it needs a permit from Transportation Services. Where exactly the property line falls varies street by street; the City’s mapping or a call to 311 settles it for your address.

I contacted Concrete Repair Plus a few weeks ago to tear-out and repour a concrete porch and steps leading up to the front of my house in North York. I contacted them after having an awful experience with a previous concrete contractor who took my deposit and strung me around for over a month, never to return. The level of care and respect I received from Concrete Repair Plus was incredible. After explaining the situation I was in, they sent me Nick and his crew (Jeremy and Milton) and told me I would be in good hands; they were absolutely right. Nick was so respectful; always taking the time to ensure he messaged me exactly when he was coming and what he'd be doing. He had a vision for how this job would look and made sure to include me in the planning of it come time for the formwork. Watching Nick work with Milton and Jeremy was really something. They paid attention to small details: perfect corners on the steps, a gentle slope to drain water away from the house, the first step that meets the driveway was deep enough to be paved around properly, the really nice full broom finish. The form work was done so meticulously, ensuring that the final product would be perfect. Milton and Jeremy always cleaned up at the end of every day, leaving the site looking better than when they arrived. And they were just such nice guys too. What more could I ask for? It's now been a couple of weeks since the job was finished and it looks fantastic. I couldn't be happier with the result! I'm looking forward to contacting them again for any future projects.

Huge shout out to this company. Our concrete porch was showing significant wear and tear and we wanted to take action before a total rebuild would have been required. The team at Concrete Repair Plus was extremely patient, came to the house several times to provide a quote and share Graniflex samples, did fantastic work and (bonus) actually refused payment until every last touch up was complete on our newly finished porch (which looks amazing, BTW). We had spoken to other repair companies but did not love that they used "in-house" epoxy porch repair coatings for which we could not find industry info / reviews. Very happy we chose Concrete Repair Plus to refinish our porch with the Graniflex system, a well-known and very well reviewed product. Thank you!

We had our over 50 year old concrete garage pad removed and replaced by Concrete Repair Plus at our North York, Ontario home. Our old concrete floor had deteriorated and had potholes, and it was too far gone to just resurface. The crew came on time, worked hard all day and completed the job in a timely, thorough and professional manner. They obviously took great pride in their work and showed care and attention to detail. They made sure all our concerns were addressed and resolved. We had them apply an epoxy coating a month later when the concrete had cured, and our garage now looks fantastic! We highly recommend Concrete Repair Plus for reasonable pricing, and for exceptional quality of work.

I recently had Concrete Repair Plus at my residence in Whitby to remove and replace the 66 year old garage floor. It was explained to me that it was not a good idea to grind and epoxy the floor but complete replacement was the way to go. The price was reasonable and the advice was excellent. Staff were on site had the floor removed and repoured the same day. The driveway was covered to prevent concrete spills/splashes. Saw cuts were completed next day. We are now in the process of covering the walls to clean it up. Definitely a five out of five and I would recommend you reach out for a quotation.

I had these guys out to my property in Bowmanville to do a complete garage floor replacement, and boy am I glad I did. They did an excellent job on the entire project and after one little hiccup they went WELL above and beyond to make sure I was satisfied with the final product. My polished concrete floor looks amazing. Never realized how much better polished concrete can look versus epoxy. I wouldn't hesitate to use Concrete Repair Plus if I ever have another concrete project again

We redid our porch and the process was seemless from asking for a quote, to scheduling the work, and then the work itself. The workers were friendly and knowledgeable so made the whole process easy for us. Reasonably priced compared to others we compared to and very happy with the final product. Would use them again!
