Graniflex, honestly

The coating is the easy part. The concrete under it decides everything.

Most pages about Graniflex describe the finish: seamless, granite-look, slip resistant, crack resistant, limitless colours. All of that is true, and none of it is what determines whether the job is still perfect in eight winters. What determines that is the concrete underneath and the preparation, which is the part almost nobody writes about. So that is what this page is mostly about.

Here is the system itself, plainly. A penetrating flexible primer goes in first and soaks into the pores of the slab, so the bond is inside the concrete rather than sitting on top of it. A liquid rubber base coat follows, filling divots, chips and hairline cracking and leaving a continuous flexible membrane. Coloured flake or quartz is broadcast into a binder coat to create the granite appearance. Polyaspartic or polyurea topcoats seal the whole thing, which is what makes it UV stable, cleanable and ready for salt and a snow shovel. It is a resurfacing membrane and a finish in the same installation, which is why it can rescue a porch that looks past saving.

What it is not is a structural repair. Graniflex is a surface system, and no surface system fixes a slab that is breaking up, settling, or pushing water up from underneath. Put it over one of those and you have spent good money on a finish that will fail with the concrete beneath it.

What has to be true before we install it

The checks that decide whether this finish lasts eight winters or two.

The concrete underneath has to be sound

We sound the slab for hollow and delaminated areas first. Anything loose is repaired or removed before a drop of primer goes down, because a coating bonded to a layer that is already letting go fails with that layer.

Old failing finishes come off, they do not get coated over

Jewel Stone, an old overlay, a previous coating that is lifting: the new system bonds to whatever it touches. If that is a finish already losing its grip, you have simply bought a thicker thing to peel. Removal is work and it costs money, and it is the difference between a repair and a redo.

Moisture from below gets checked, not assumed

Vapour driving up through a slab is the most disputed cause of coating failure in this industry, it is usually excluded from warranties, and the manufacturer’s own data calls for a moisture-vapour test on slabs on grade. Your porch, steps and garage floor are slabs on grade. We test rather than hope.

New concrete has to be old enough

The manufacturer requires new concrete to cure for about thirty days before this system goes on. If your slab was poured last week, the honest answer is that we book you for next month.

The surface gets a ground profile, not an acid wash

Mechanical grinding, not just cleaning and not an acid etch. Installers who have undone each other’s failures are consistent on this: etching is unreliable and grinding is not. An inadequate profile is one of the three causes that come up again and again in coating disputes, alongside moisture and applicator error, and it is invisible once the job looks finished.

Joints get treated as joints

A control joint moves. A coating stretched across one eventually splits along it or telegraphs a line through the finish, so joints are filled and tooled to keep working rather than simply buried. Ask anyone quoting your job what they intend to do at the joints; it is a fast way to tell who has done this before.

The weather has to co-operate

The substrate has to sit above the dew point during installation, and coatings generally want temperatures around 10 degrees and rising. In a Toronto autumn that is a real scheduling constraint, not a formality: exterior work here runs out of road somewhere around late October. Installing into condensation you cannot see is how a bond fails on day one, so if the week is wrong we will tell you to wait rather than take the booking.

Graniflex is priced to the surface and its condition, in writing, and the finish is rarely the expensive part. What moves the number is what has to happen before it: whether a failing overlay has to come off, how much concrete repair the slab needs, how much grinding, and how much edge and step detail there is. A plain, sound slab and a crumbling porch with a peeling stone finish are two different jobs at the same square footage, which is why the market range above is a starting point and the repair lines underneath it are itemized separately in your estimate.

Questions, answered

No. The flake is broadcast into the surface, so it dries to a texture with grip rather than a smooth sheet. That is why it suits steps and pool decks. Nothing is skid-proof under ice, but it holds better than smooth troweled concrete or painted steps.

Huge shout out to this company. Our concrete porch was showing significant wear and tear and we wanted to take action before a total rebuild would have been required. The team at Concrete Repair Plus was extremely patient, came to the house several times to provide a quote and share Graniflex samples, did fantastic work and (bonus) actually refused payment until every last touch up was complete on our newly finished porch (which looks amazing, BTW). We had spoken to other repair companies but did not love that they used "in-house" epoxy porch repair coatings for which we could not find industry info / reviews. I contacted Concrete Repair Plus a few weeks ago to tear-out and repour a concrete porch and steps leading up to the front of my house in North York. I contacted them after having an awful experience with a previous concrete contractor who took my deposit and strung me around for over a month, never to return. The level of care and respect I received from Concrete Repair Plus was incredible. After explaining the situation I was in, they sent me Nick and his crew (Jeremy and Milton) and told me I would be in good hands; they were absolutely right. Nick was so respectful; always taking the time to ensure he messaged me exactly when he was coming and what he'd be doing. He had a vision for how this job would look and made sure to include me in the planning of it come time for the formwork. Watching Nick work with Milton and Jeremy was really something. They paid attention to small details: perfect corners on the steps, a gentle slope to drain water away from the house, the first step that meets the driveway was deep enough to be paved around properly, the really nice full broom finish. The form work was done so meticulously, ensuring that the final product would be perfect. Milton and Jeremy always cleaned up at the end of every day, leaving the site looking better than when they arrived. And they were just such nice guys too. What more could I ask for? It's now been a couple of weeks since the job was finished and it looks fantastic. I couldn't be happier with the result! I'm looking forward to contacting them again for any future projects.

I recently had Concrete Repair Plus at my residence in Whitby to remove and replace the 66 year old garage floor. It was explained to me that it was not a good idea to grind and epoxy the floor but complete replacement was the way to go. The price was reasonable and the advice was excellent. Staff were on site had the floor removed and repoured the same day. The driveway was covered to prevent concrete spills/splashes. Saw cuts were completed next day. We are now in the process of covering the walls to clean it up. Definitely a five out of five and I would recommend you reach out for a quotation.

I had these guys out to my property in Bowmanville to do a complete garage floor replacement, and boy am I glad I did. They did an excellent job on the entire project and after one little hiccup they went WELL above and beyond to make sure I was satisfied with the final product. My polished concrete floor looks amazing. Never realized how much better polished concrete can look versus epoxy. I wouldn't hesitate to use Concrete Repair Plus if I ever have another concrete project again
