Expansion & Control Joint Repair in Toronto

Failed expansion joints, spalled control joints and open slab joints repaired and resealed across Toronto and the GTA, on driveways, garage floors, patios, pool decks, walkways, warehouse floors and parking structures, so the joint keeps doing its job and water stops getting under the slab.

Joints are planned cracks, and they need maintenance.

Concrete moves. It shrinks as it cures, it expands in summer heat and contracts in a January freeze, and a slab on the ground moves differently from the house or the garage beside it. Joints are how that movement is managed. A control joint is a straight sawcut or tooled groove that tells the slab where to crack, out of sight at the bottom of the groove instead of across the middle of the panel. An expansion joint is a full-depth gap, usually with a compressible filler in it, that lets a slab grow and shrink against a wall, a garage floor or another slab without breaking either. A construction joint is simply where one pour stopped and the next started.

All three only work while they are sealed. An open joint is a slot that collects water, sends it under the slab, washes the base out and lets frost heave the panel on one side. Weeds grow in it, de-icing salt concentrates in it and the edges start to break down under wheels. On an interior floor the failure is mechanical instead: forklift and cart wheels hammer an unsupported joint edge until it spalls into a trench. The repair is different for each, which is why the first job is working out which kind of joint has failed and what it is doing.

A concrete floor joint cut out, rebuilt and cordoned off to cure in an operating facility

Rebuilt edges, the right filler, sealed to move.

Exterior joint resealing

Old sealant and filler cut out, the joint cleaned and dried, a backer rod set to the right depth, and a flexible polyurethane or silicone sealant tooled in that stretches and compresses with the slab for years instead of a season.

Spalled joint edges

Broken joint edges on driveways, decks and floors cut back square to sound concrete and rebuilt in a repair mortar that can take the edge load, then the joint re-established through the repair.

Interior floor joints

Control and construction joints in warehouse, garage and commercial floors cut back and refilled with a semi-rigid filler that supports the edge under hard wheels, which flexible caulk cannot.

Expansion joints at walls and garages

The full-depth joint where a driveway meets the garage slab, a patio meets the house or a walkway meets the steps, cleaned out, re-established with compressible filler and sealed at the top so water stops running down the wall into the base.

Re-cutting and adding joints

Slabs that have cracked randomly because they were poured without enough joints sawcut to give the movement somewhere to go, and existing joints re-cut where they have filled solid.

Structure and deck joints

Joint seals and expansion joint systems in parking structures and on balconies and podium decks renewed as part of the waterproofing, to the engineer’s detail where one exists.

Caulk in a joint is not a joint repair.

The common failure is a joint gunned full of hardware-store caulk, or worse, filled solid with mortar. Caulk poured into a deep joint with no backer rod bonds on three sides and tears the first time the slab moves; mortar in an expansion joint turns a movement joint into a solid line, and the slab finds somewhere else to crack. A proper reseal controls the depth with a backer rod so the sealant bonds only to the two sides and can stretch, uses a sealant rated for the movement and the exposure, and tools it so it sheds water instead of holding it.

Interior floors need the opposite material. A flexible sealant under a forklift wheel squeezes out of the joint and leaves the edge unsupported, which is how a spalled trench forms along a joint in a busy aisle. Those joints get a semi-rigid epoxy or polyurea filler that carries the edge load and still allows the small movement a cured slab makes. Same word, joint, two near-opposite repairs, and using the wrong one is the usual reason the work is being done again.

Which repair for which joint

Exterior, moving

  • Backer rod to control depth
  • Flexible polyurethane or silicone sealant
  • Tooled to shed water

Interior, wheel traffic

  • Edges cut back and rebuilt
  • Semi-rigid epoxy or polyurea filler
  • Filled flush to carry the wheel across

Any joint

  • Clean, dry and primed before anything goes in
  • Spalls repaired first, never bridged
  • Movement and exposure decide the material

How to tell a joint from a crack.

The question comes up on almost every floor and driveway: is that line a joint that has failed or a crack that has opened? If it is straight, runs to the edge of the slab and lines up with others on a grid, it is a control joint and its edges have broken down. If it wanders across the panel, it is a crack. It matters because a joint has to be allowed to keep moving while a crack usually has to be locked together or flexibly sealed depending on whether it is live, so the two repairs are close to opposites. Our crack repair page covers the second case; this page is the first.

A fixed price, in writing.

Joint work is priced per visit, in writing, by the length and type of joint and the condition of the edges, because a driveway with sixty feet of open joint and a warehouse aisle with a spalled trench along a construction joint are different jobs on the same length. We do not publish a per-linear-foot rate because the available figures for joint repair are United States industry benchmarks and Canadian work is quoted per project. The closest published GTA figure is for slab and flatwork crack repair, bought the same way per visit, at $500 to $1,200, and it is on the cost page with its sources.

Joint repair questions

A control joint is a shallow sawcut or tooled groove that weakens the slab in a straight line so the shrinkage crack forms there, hidden at the bottom of the groove, instead of wandering across the panel. An expansion joint is a full-depth gap with a compressible filler that lets a slab grow and shrink against a wall, a garage floor or another slab without breaking. Both have to be sealed at the top to keep water out, and both are maintained items.

I contacted Concrete Repair Plus a few weeks ago to tear-out and repour a concrete porch and steps leading up to the front of my house in North York. I contacted them after having an awful experience with a previous concrete contractor who took my deposit and strung me around for over a month, never to return. The level of care and respect I received from Concrete Repair Plus was incredible. After explaining the situation I was in, they sent me Nick and his crew (Jeremy and Milton) and told me I would be in good hands; they were absolutely right. Nick was so respectful; always taking the time to ensure he messaged me exactly when he was coming and what he'd be doing. He had a vision for how this job would look and made sure to include me in the planning of it come time for the formwork. Watching Nick work with Milton and Jeremy was really something. They paid attention to small details: perfect corners on the steps, a gentle slope to drain water away from the house, the first step that meets the driveway was deep enough to be paved around properly, the really nice full broom finish. The form work was done so meticulously, ensuring that the final product would be perfect. Milton and Jeremy always cleaned up at the end of every day, leaving the site looking better than when they arrived. And they were just such nice guys too. What more could I ask for? It's now been a couple of weeks since the job was finished and it looks fantastic. I couldn't be happier with the result! I'm looking forward to contacting them again for any future projects.

Huge shout out to this company. Our concrete porch was showing significant wear and tear and we wanted to take action before a total rebuild would have been required. The team at Concrete Repair Plus was extremely patient, came to the house several times to provide a quote and share Graniflex samples, did fantastic work and (bonus) actually refused payment until every last touch up was complete on our newly finished porch (which looks amazing, BTW). We had spoken to other repair companies but did not love that they used "in-house" epoxy porch repair coatings for which we could not find industry info / reviews. Very happy we chose Concrete Repair Plus to refinish our porch with the Graniflex system, a well-known and very well reviewed product. Thank you!

We had our over 50 year old concrete garage pad removed and replaced by Concrete Repair Plus at our North York, Ontario home. Our old concrete floor had deteriorated and had potholes, and it was too far gone to just resurface. The crew came on time, worked hard all day and completed the job in a timely, thorough and professional manner. They obviously took great pride in their work and showed care and attention to detail. They made sure all our concerns were addressed and resolved. We had them apply an epoxy coating a month later when the concrete had cured, and our garage now looks fantastic! We highly recommend Concrete Repair Plus for reasonable pricing, and for exceptional quality of work.

I recently had Concrete Repair Plus at my residence in Whitby to remove and replace the 66 year old garage floor. It was explained to me that it was not a good idea to grind and epoxy the floor but complete replacement was the way to go. The price was reasonable and the advice was excellent. Staff were on site had the floor removed and repoured the same day. The driveway was covered to prevent concrete spills/splashes. Saw cuts were completed next day. We are now in the process of covering the walls to clean it up. Definitely a five out of five and I would recommend you reach out for a quotation.

I had these guys out to my property in Bowmanville to do a complete garage floor replacement, and boy am I glad I did. They did an excellent job on the entire project and after one little hiccup they went WELL above and beyond to make sure I was satisfied with the final product. My polished concrete floor looks amazing. Never realized how much better polished concrete can look versus epoxy. I wouldn't hesitate to use Concrete Repair Plus if I ever have another concrete project again

We redid our porch and the process was seemless from asking for a quote, to scheduling the work, and then the work itself. The workers were friendly and knowledgeable so made the whole process easy for us. Reasonably priced compared to others we compared to and very happy with the final product. Would use them again!
