What was going on

Entrances fail differently from the rest of a building. They take the most foot traffic on the property, they get salted hardest in winter, and they are usually the low point everything drains toward. So the damage concentrates in one small, highly visible area, and because it arrives gradually, it tends to get walked over for years before anyone books it.

Here the concrete was cracked and spalling, weeds had established themselves in the joints, and water was sitting in the low corner rather than running off it. That standing water was doing two jobs at once: soaking into the slab to freeze and break it apart from the inside, and washing the bedding out from under the interlock alongside, which is why those units had dropped below the slab edge.

The fix had to address both. The damaged concrete was cut out and rebuilt, then the walkway, apron and steps were finished in a waterproof traffic coating, a flexible bonded membrane you can walk on, which keeps water out of the slab instead of merely slowing it down. The interlock was lifted, the base corrected and the units reset flush, so the transition stopped being a trip hazard.

On a commercial property that last point is not cosmetic. A settled lip at a building entrance is the kind of detail that turns into a claim, and it is the cheapest thing on the site to put right.

The coating runs right up to the brick and around the railing post rather than stopping short of them. Edges and penetrations are where a coated surface fails first, so they get cut in properly and sealed instead of being feathered off.

Questions about entrances & traffic coatings

What is a waterproof traffic coating?

It is a flexible, bonded membrane system built to be walked on. Unlike a sealer, which soaks in and slows water down, a traffic coating forms a continuous waterproof layer over the concrete and takes the wear itself. It is the same category of system used on balconies, walkways and parking decks, anywhere the surface has to keep water out of the structure underneath while people and vehicles use it.

How is that different from sealing or painting the concrete?

A penetrating sealer has no film to bridge a crack and nothing to take abrasion, it slows water absorption and that is all. Floor or porch paint has no elasticity, so it splits the first time the slab moves and peels once water gets behind it. A traffic coating is elastomeric: it stretches over hairline movement instead of cracking, and it is built in layers with a wearing surface on top.

Can it go over concrete that is already cracked and spalling?

Not directly, and this is where most failures come from. The damaged concrete has to be cut out and rebuilt first, and the surface mechanically prepared so the system bonds to sound material. A membrane laid over loose, spalling concrete fails with the concrete underneath it. You have simply hidden the problem for a season. On this job the repairs came first and the coating went on afterwards.

Will an entrance coated like this be slippery in the rain?

It should not be, and that is a specification choice rather than luck. Slip resistance comes from aggregate broadcast into the system, and the level is set to the traffic. A building entrance and a stair get more texture than a quiet balcony, because that is where the liability actually sits.

Why did the interlock settle, and will it do it again?

Interlock settles when the base beneath it was never properly compacted, or when water has been running through and washing the bedding out, which is what was happening here, at the same low corner where the concrete was failing. Lifting the units, correcting the base and resetting them addresses the cause. Fixing the drainage and sealing the concrete alongside is what stops it recurring.

Does the entrance have to close while the work is done?

Not usually. Commercial entrances get worked in sections so there is always a route in and out, and the sequencing is planned around the building rather than around us. On an occupied property the schedule and the safe route are part of the scope you sign, not something worked out on the morning.

How long does a traffic coating last, and what maintenance does it need?

It is a maintained system rather than a permanent one. Life depends on the traffic it takes, the exposure and the detailing at the edges. It is cleaned normally, inspected periodically, and the wear coat is renewed before it wears through to the membrane, which is far cheaper than letting water back into the slab. We put the inspection date on record with the job.

Huge shout out to this company. Our concrete porch was showing significant wear and tear and we wanted to take action before a total rebuild would have been required. The team at Concrete Repair Plus was extremely patient, came to the house several times to provide a quote and share Graniflex samples, did fantastic work and (bonus) actually refused payment until every last touch up was complete on our newly finished porch (which looks amazing, BTW). We had spoken to other repair companies but did not love that they used "in-house" epoxy porch repair coatings for which we could not find industry info / reviews. I contacted Concrete Repair Plus a few weeks ago to tear-out and repour a concrete porch and steps leading up to the front of my house in North York. I contacted them after having an awful experience with a previous concrete contractor who took my deposit and strung me around for over a month, never to return. The level of care and respect I received from Concrete Repair Plus was incredible. After explaining the situation I was in, they sent me Nick and his crew (Jeremy and Milton) and told me I would be in good hands; they were absolutely right. Nick was so respectful; always taking the time to ensure he messaged me exactly when he was coming and what he'd be doing. He had a vision for how this job would look and made sure to include me in the planning of it come time for the formwork. Watching Nick work with Milton and Jeremy was really something. They paid attention to small details: perfect corners on the steps, a gentle slope to drain water away from the house, the first step that meets the driveway was deep enough to be paved around properly, the really nice full broom finish. The form work was done so meticulously, ensuring that the final product would be perfect. Milton and Jeremy always cleaned up at the end of every day, leaving the site looking better than when they arrived. And they were just such nice guys too. What more could I ask for? It's now been a couple of weeks since the job was finished and it looks fantastic. I couldn't be happier with the result! I'm looking forward to contacting them again for any future projects.

I recently had Concrete Repair Plus at my residence in Whitby to remove and replace the 66 year old garage floor. It was explained to me that it was not a good idea to grind and epoxy the floor but complete replacement was the way to go. The price was reasonable and the advice was excellent. Staff were on site had the floor removed and repoured the same day. The driveway was covered to prevent concrete spills/splashes. Saw cuts were completed next day. We are now in the process of covering the walls to clean it up. Definitely a five out of five and I would recommend you reach out for a quotation.

I had these guys out to my property in Bowmanville to do a complete garage floor replacement, and boy am I glad I did. They did an excellent job on the entire project and after one little hiccup they went WELL above and beyond to make sure I was satisfied with the final product. My polished concrete floor looks amazing. Never realized how much better polished concrete can look versus epoxy.
