Trip Hazard Grinding & Removal in Toronto

Raised sidewalk edges, lifted slab joints and settled panels ground flush, lifted or replaced across Toronto and the GTA, with each location measured and photographed before and after so the hazard is gone and the record proves it.

  • WSIB covered
  • $5M liability
  • Written warranty
  • Condition Report

Trip hazards are measured, then removed.

Concrete panels move. Tree roots lift one side of a joint, a washed-out base drops the other, frost heaves a slab in January and lets it down unevenly in April. The result is a vertical edge at a joint or a crack, and that edge is what people catch a toe on. It does not take much: the offsets that cause falls are small enough that most people would not notice them standing still, which is why they are dangerous and why they are the first thing a claims adjuster or an accessibility audit looks for.

There are three reliable ways to remove one. Grind the high side down to a smooth bevel when the panel is sound and the displacement is modest. Lift the low side back to grade when the panel has settled and the base can take it. Replace the section when it is cracked through, rocking or past the point where either of the first two would last. Most of the value in a trip hazard survey is deciding which is which, location by location, instead of grinding everything and calling it done.

Measured, removed by the right method, documented.

Trip hazard survey

Every raised edge on the property walked, measured and marked, with a method and a priority assigned to each so the list can be budgeted and the urgent ones done first.

Grinding

The high side cut back to a smooth bevel with diamond grinding, dust-controlled, leaving a finished edge that drains and does not catch a toe. Fast, quiet enough for occupied buildings, and the right answer for a sound panel with a modest lift.

Lifting and levelling

Settled panels raised back to grade through our levelling partner where the base allows, so the joint is level and the panel keeps its full thickness.

Section replacement

Panels that are cracked through, rocking or lifted beyond what grinding can safely take are cut out and repoured on a compacted base.

Accessible routes and transitions

Entrance thresholds, curb transitions and ramps built or corrected so a wheelchair, walker or stroller has a smooth, firm path, in line with the Accessibility for Ontarians with Disabilities Act requirements that apply to the property.

Documentation for liability

Dated photographs and measurements at every location before and after, in a Condition Report, the proof of remediation an insurer, a board or a court asks for.

The cheapest method is only cheap if it holds.

Grinding is quick and it is the right call more often than not, but it removes concrete from a panel that is still moving if the cause has not been dealt with. A root that lifted a slab last year will lift it again; a base that is washing out will keep dropping the neighbouring panel. We look at why the edge is there before we decide how to remove it, and when the answer is water or roots we say so, because grinding the same joint every two years is not a maintenance plan.

A ground edge also has a limit. Take too much off a panel and you are through the wearing surface into weaker concrete and aggregate, which scales in the first winter and leaves a rough patch where the hazard used to be. Past that point the right fix is lifting or replacement, and the survey says which locations those are before anyone starts a grinder.

How each location is decided

Grind

  • Panel sound and not rocking
  • Modest vertical offset at a joint or crack
  • Cause is not still active

Lift

  • Panel settled below its neighbour
  • Slab intact, base can be filled
  • Edge too high to grind safely

Replace

  • Cracked through or rocking
  • Lifted by a root that has to be dealt with
  • Surface already scaled or broken

We measure and record every trip hazard, then fix each one.

On a condominium or commercial property the question is rarely one edge. It is a list: every walkway, the garage ramp, the loading area, the path to the bins, and which of those forty locations are urgent. A dated survey with measurements, photographs and a method for each is what lets the manager prioritize, budget and show the insurer that the hazards were identified and dealt with on a schedule rather than discovered after a fall.

Work is scheduled around the building, with routes kept open and dust controlled, and the closing report lists each location with its before and after measurement. That report is also the baseline for the next survey, so the property can see which joints are moving and plan the lifting or replacement before they become hazards again.

A fixed price, in writing.

Trip hazard work is priced per visit, by the number of locations and the method each one needs, in writing after a walk-through. A single lip at a front walk is a small job; a property with forty flagged locations is a day of grinding plus the lifting and replacement locations priced on their own lines. We do not publish a per-linear-foot rate because the figure that circulates online is United States data, and Ontario work is bought per visit. The published GTA ranges for lifting and for removal and replacement are on the cost page, so those lines can be checked against the market.

Trip hazard surveys and removal for homes, condominiums and commercial property across Toronto, Scarborough, North York, East York, Etobicoke, Markham and Vaughan.

Trip hazard questions

Lower than most people expect. The offsets that cause falls are small enough to miss when you are standing over them, which is exactly why they are dangerous. Different standards, municipal inspection criteria and accessibility guidance use different figures, and the number that circulates most online is an American one, so we measure every edge and record it rather than quote a threshold. If a toe can catch it, it is on the list.

I contacted Concrete Repair Plus a few weeks ago to tear-out and repour a concrete porch and steps leading up to the front of my house in North York. I contacted them after having an awful experience with a previous concrete contractor who took my deposit and strung me around for over a month, never to return. The level of care and respect I received from Concrete Repair Plus was incredible. After explaining the situation I was in, they sent me Nick and his crew (Jeremy and Milton) and told me I would be in good hands; they were absolutely right. Nick was so respectful; always taking the time to ensure he messaged me exactly when he was coming and what he'd be doing. He had a vision for how this job would look and made sure to include me in the planning of it come time for the formwork. Watching Nick work with Milton and Jeremy was really something. They paid attention to small details: perfect corners on the steps, a gentle slope to drain water away from the house, the first step that meets the driveway was deep enough to be paved around properly, the really nice full broom finish. The form work was done so meticulously, ensuring that the final product would be perfect. Milton and Jeremy always cleaned up at the end of every day, leaving the site looking better than when they arrived. And they were just such nice guys too. What more could I ask for? It's now been a couple of weeks since the job was finished and it looks fantastic. I couldn't be happier with the result! I'm looking forward to contacting them again for any future projects.

Huge shout out to this company. Our concrete porch was showing significant wear and tear and we wanted to take action before a total rebuild would have been required. The team at Concrete Repair Plus was extremely patient, came to the house several times to provide a quote and share Graniflex samples, did fantastic work and (bonus) actually refused payment until every last touch up was complete on our newly finished porch (which looks amazing, BTW). We had spoken to other repair companies but did not love that they used "in-house" epoxy porch repair coatings for which we could not find industry info / reviews. Very happy we chose Concrete Repair Plus to refinish our porch with the Graniflex system, a well-known and very well reviewed product. Thank you!

We had our over 50 year old concrete garage pad removed and replaced by Concrete Repair Plus at our North York, Ontario home. Our old concrete floor had deteriorated and had potholes, and it was too far gone to just resurface. The crew came on time, worked hard all day and completed the job in a timely, thorough and professional manner. They obviously took great pride in their work and showed care and attention to detail. They made sure all our concerns were addressed and resolved. We had them apply an epoxy coating a month later when the concrete had cured, and our garage now looks fantastic! We highly recommend Concrete Repair Plus for reasonable pricing, and for exceptional quality of work.

I recently had Concrete Repair Plus at my residence in Whitby to remove and replace the 66 year old garage floor. It was explained to me that it was not a good idea to grind and epoxy the floor but complete replacement was the way to go. The price was reasonable and the advice was excellent. Staff were on site had the floor removed and repoured the same day. The driveway was covered to prevent concrete spills/splashes. Saw cuts were completed next day. We are now in the process of covering the walls to clean it up. Definitely a five out of five and I would recommend you reach out for a quotation.

I had these guys out to my property in Bowmanville to do a complete garage floor replacement, and boy am I glad I did. They did an excellent job on the entire project and after one little hiccup they went WELL above and beyond to make sure I was satisfied with the final product. My polished concrete floor looks amazing. Never realized how much better polished concrete can look versus epoxy. I wouldn't hesitate to use Concrete Repair Plus if I ever have another concrete project again

We redid our porch and the process was seemless from asking for a quote, to scheduling the work, and then the work itself. The workers were friendly and knowledgeable so made the whole process easy for us. Reasonably priced compared to others we compared to and very happy with the final product. Would use them again!
