Window Well Repair in Toronto

Concrete and block window wells rebuilt, re-anchored to the foundation, parged and drained across Toronto, Scarborough, East York and North York, and rusted steel wells replaced, so the basement window stops being the place water gets in.

A window well is a drain first and a wall second.

A window well exists to hold the soil back from a basement window that sits below grade, and to let the water that lands in it get away. When it works, rain and snowmelt drop through clear stone in the bottom and into the weeping tile or a dedicated drain. When it fails, the well fills, water sits against the window frame, and it finds its way in through the sill, the frame or the crack where the well meets the foundation. Most wet-basement calls that start with a window have a window well problem behind them.

Wells fail in a few familiar ways. Galvanized steel wells rust through at the bottom and pull their anchors out of the wall. Poured and block wells crack, lean outward under soil pressure and separate from the foundation. Wells sink and tilt when the backfill beside the house settles. And the drain, when there is one, silts up with years of leaves and soil until the well holds water like a bucket. The repair starts with which of those is happening, because a rebuilt well with no drain is a nicer bucket.

An excavation with compacted clear stone in the bottom, the free-draining base a window well needs under it

Drained, anchored, parged, above grade.

Rebuild concrete and block wells

Cracked, leaning or collapsed wells taken down and rebuilt in poured concrete or block, tied into the foundation so they cannot separate again.

Re-anchor and seal to the foundation

Wells that have pulled away from the wall re-anchored and the joint sealed, closing the gap water was running down.

Re-establish the drain

The bottom of the well dug out, the drain found or installed, clear stone placed so water drops away instead of standing against the window.

Raise the rim above grade

A well whose rim has sunk to or below the surrounding soil collects runoff from the whole yard. The rim is brought back above grade and the soil graded away from it.

Parge and finish

The rebuilt or repaired well parged inside and out with a bonded cement coat, and the foundation wall parged where the old well left it bare.

Replace rusted steel wells

Corrugated steel wells that have rusted through removed and replaced, anchored properly, with the drain and stone bottom done at the same time.

Fix the well, then look at why it was full.

A window well that keeps flooding is usually being fed. A downspout discharging beside it, a yard that slopes toward the house, a walkway that pitches the wrong way, or a neighbour’s grading that sends water across the property line will fill a perfectly good well faster than its drain can empty it. Every window well assessment looks at the drainage around the well as well as the well itself, and the findings go in the report, because the cheapest fix on the list is often an extended downspout or a regraded strip of soil.

Covers help with leaves and snow but they do not fix a drain, and a cover on a well that has no working drain only hides the water until the basement shows it. Where a well has no drain at all and the weeping tile cannot be reached, we say so and price the options rather than leaving you with a cover and a hope.

What a working well has

Below the window

  • A drain to the weeping tile or a dedicated line
  • Clear stone, not soil, in the bottom
  • The sill above the stone, not buried in it

Around it

  • A rim above the surrounding grade
  • Soil graded away from the house
  • Downspouts discharging well clear of it

A bedroom window well is a life-safety item.

If the basement window serves a bedroom, the Ontario Building Code sets requirements for the size of the opening and the clearance in the well so a person can get out and a firefighter can get in. Repairing an existing well in kind is maintenance. Enlarging a window, cutting a new one or building a well to make a basement room a legal bedroom is a different project with a permit behind it. We rebuild and repair wells; where what you actually need is a new egress opening we will say so, and the published GTA market range for that work is on our cost page so you can budget for it.

Window wells are priced per well after we have seen them, because the number depends on whether the well is being repaired or rebuilt, whether it has a drain to find or needs one, how deep the dig is and whether the foundation wall behind it needs parging or crack repair at the same time. There is no reliable published rate for window well repair in the GTA, so we do not quote one. The related work that does have published Canadian ranges, parging at $5 to $12 per square foot and a new egress window cut at $3,500 to $8,000, is on the cost page with its sources.

Window well questions

Either the drain in the bottom is blocked or missing, or more water is arriving than any drain could handle. Silted-up drains and wells with plain soil in the bottom are the usual first finding. A downspout beside the well, a yard that slopes toward the house or a rim that has sunk below grade are the usual second. The assessment checks both, because fixing the drain under a well that a downspout refills every storm does not end the problem.

I contacted Concrete Repair Plus a few weeks ago to tear-out and repour a concrete porch and steps leading up to the front of my house in North York. I contacted them after having an awful experience with a previous concrete contractor who took my deposit and strung me around for over a month, never to return. The level of care and respect I received from Concrete Repair Plus was incredible. After explaining the situation I was in, they sent me Nick and his crew (Jeremy and Milton) and told me I would be in good hands; they were absolutely right. Nick was so respectful; always taking the time to ensure he messaged me exactly when he was coming and what he'd be doing. He had a vision for how this job would look and made sure to include me in the planning of it come time for the formwork. Watching Nick work with Milton and Jeremy was really something. They paid attention to small details: perfect corners on the steps, a gentle slope to drain water away from the house, the first step that meets the driveway was deep enough to be paved around properly, the really nice full broom finish. The form work was done so meticulously, ensuring that the final product would be perfect. Milton and Jeremy always cleaned up at the end of every day, leaving the site looking better than when they arrived. And they were just such nice guys too. What more could I ask for? It's now been a couple of weeks since the job was finished and it looks fantastic. I couldn't be happier with the result! I'm looking forward to contacting them again for any future projects.

Huge shout out to this company. Our concrete porch was showing significant wear and tear and we wanted to take action before a total rebuild would have been required. The team at Concrete Repair Plus was extremely patient, came to the house several times to provide a quote and share Graniflex samples, did fantastic work and (bonus) actually refused payment until every last touch up was complete on our newly finished porch (which looks amazing, BTW). We had spoken to other repair companies but did not love that they used "in-house" epoxy porch repair coatings for which we could not find industry info / reviews. Very happy we chose Concrete Repair Plus to refinish our porch with the Graniflex system, a well-known and very well reviewed product. Thank you!

We had our over 50 year old concrete garage pad removed and replaced by Concrete Repair Plus at our North York, Ontario home. Our old concrete floor had deteriorated and had potholes, and it was too far gone to just resurface. The crew came on time, worked hard all day and completed the job in a timely, thorough and professional manner. They obviously took great pride in their work and showed care and attention to detail. They made sure all our concerns were addressed and resolved. We had them apply an epoxy coating a month later when the concrete had cured, and our garage now looks fantastic! We highly recommend Concrete Repair Plus for reasonable pricing, and for exceptional quality of work.

I recently had Concrete Repair Plus at my residence in Whitby to remove and replace the 66 year old garage floor. It was explained to me that it was not a good idea to grind and epoxy the floor but complete replacement was the way to go. The price was reasonable and the advice was excellent. Staff were on site had the floor removed and repoured the same day. The driveway was covered to prevent concrete spills/splashes. Saw cuts were completed next day. We are now in the process of covering the walls to clean it up. Definitely a five out of five and I would recommend you reach out for a quotation.

I had these guys out to my property in Bowmanville to do a complete garage floor replacement, and boy am I glad I did. They did an excellent job on the entire project and after one little hiccup they went WELL above and beyond to make sure I was satisfied with the final product. My polished concrete floor looks amazing. Never realized how much better polished concrete can look versus epoxy. I wouldn't hesitate to use Concrete Repair Plus if I ever have another concrete project again

We redid our porch and the process was seemless from asking for a quote, to scheduling the work, and then the work itself. The workers were friendly and knowledgeable so made the whole process easy for us. Reasonably priced compared to others we compared to and very happy with the final product. Would use them again!
